He’s absolutely crackers!
by Mick Roberts
Labour is publishing draft legislation for an urgent new law stating any non-payment of rent due to Coronavirus would not count as legal grounds for eviction.
The party said: βThe move would bar landlords from evicting tenants who are off work and not getting paid due to Coronavirus, by changing the legal basis on which landlords can seize possession of a rented property to exclude arrears which have built up due to the effects of the Coronavirus pandemic.β
He’s absolutely crackers. Who’s paying the boiler next week that’s gonna break then? Corbyn is so Anti-Landlord his thoughts are on another planet.
If these people think the mortgage is the landlords only outgoings, all they gonna do is make more landlords sell which makes it worse for more tenants.
And the remaining landlords will charge what they like. Supply and demand.
Let’s all have a boiler holiday. Oh sorry plumber, Corbyn said no rent in.
So have no money to pay. Go ask the merchant if they will give you the boiler for free and the petrol station free petrol to get here.

Perhaps we need to focus upon lobbying BTL lenders to offer the same payment holidays which their tenants could get, providing theres proof of non rent payment?

If Govt. do make an announcement, I suspect Notices will be useless for a period anyway.

Government advice is to not go to the pub, consequently pub landlords are having to close because they have no income. If government advice was that pubs must stay open and offer free beer, the consequence would be that pub landlords would go out of business very rapidly.
This is what property landlords would face if ill thought through rent holidays are proposed.

Has this idiot not heard of the benefits system? You know that was put in place decades ago to help people if they fell on hard times.
Oh and why stop at rent holidays? Presumably these affected people need to eat so how about supermarkets having to gives food holidays, and electricity/gas holidays??

this draft does not stop potential service and proceedings under s.21, as it is impossible to establish the reasons for a section 21
Shot himself in the foot here believing in his own rhetoric.
Nearly all section 21’s are rent related.

Surely the logical solution is for the government to extend the loan facilities to tenants affected by COVID-19. That way the PRS does not suffer the knockon damage.
It might also wake up the comfortable powers that be as to the reality of living on the benefits front line.

Lets be realistic. By the time that law has passed through both houses of Parliamnet, Covid 19 will have passed into hostory.

Landlords need to stop and think about this. The proposal is not to waive the rent but to disallow the arrears during the corona virus period being used to calculate the arrears for a s8 claim. The money will still be owed.
If we have good tenants who have paid the rent on time and looked after the property, do we really want to be evicting them if they have been hit by the current crisis? They will drag matters out and we will incur costs. And then what? We market our empty property to new prospective tenants whose circumstances may also change adversely.
If landlords use s21 instead of s8 there is every chance they will slip up and the judge will find that the s21 notice is invalid. Landlords who do not have their house in order, e.g. Prescribed Information Form not served properly or Gas Safety Certificate not in order, may find the tables turned and face fines.
Good tenants are hard to find. I won’t be evicting mine lightly.

So the landlord can’t pay the mortgage, no mortgage “holiday” for BTL. Lender repossesses property, and tenant is evicted. How does that help anyone? Tenants who are off work can apparently get financial help, so where’s the need.?

I doubt that. Even that law won’t take 18 months to pass. Perhaps infecting all MPS with the virus would be the best bet
