2nd BTL 2 bed Vs 3 bed?

No brainer, go for the 3 bed as it will have a wider market appeal. Also the 'old' 3 bed is now 'second hand' and will have lost the sparkle of a brand new house, hence will have depreciated to account for this so you now get more for your money.

Coronavirus - What Landlords need to know

Not directly related to the above Webinar (which I have to say was very good and informative) but there is lots going on about 'rent holidays', 'mortage holidays', '80% of wages', etc. What concerns me is that at the end of the day, someone, somewhere will end up paying for all these holidays.
Who will it be? You? Me? Gov? Banks?

Can I still rely on guarantors?

We are all in this together. It is unprecedented times and my interpretation is that UK Gov wants everyone in rent difficulties to be treated compasionately for 3 months. This goes right through the letting chain from tenant to landlord to lender.
I have spoken to my tenants asking them to keep me informed about rent any payment problems. I like my tenants and don't want to lose them. We will muddle through this together, it may take a year or so but we will do it.... Read More
