80% of Brits would vote to pay no tax, they'd love the end result for 3 months. And then they'd regret it. Bit like Brexit.

Voting to take away our only thing to why we give these people a home in the first place. If we are made to fight an extremely hard 2 year battle to get our property back which we ONLY LET THEM RENT, then we won't give them a house in the first place.... Read More

That's it, it's a burden now in't it.
Who's telling Angela Rayner we din't sign up to this years ago when we took these tenants on that wouldn't be able to comply with the new rules.

We need to provide dialogue support to Miliband & tenants. Cause tenants DO NOT WANT THIS.
Those that have new combi, windows doors etc.
DO NOT WANT INTERNAL INSULATION messing house up, making house thinner, increasing their cheap £200pm below market value rent.

I've had a few £4000 wet rooms done for disable tenants. One on 20 year old bathroom fine. And we gonna' use the wetroom, albeit new tiles etc. when 72 year old disabled woman goes.
And another few months after I'd just spent £1500 on new bathroom AAAhhhh.
But yes take these grants when u can. Keeps tenant there longer if that's what u want.... Read More

I'm being super selective.
If IF I keep any houses that coma available (which they don't AAhhhh), they go with Letting Agent who are super selective.
Maybe 15 years ago, I'd have to take HB. Not any more.
I don't get involved with the taking on any more, it's Letting Agent.

The next point - Market conditions. I have always hated increases for this purpose. It basically sounds like you are trying to be a cartel by raising things to what you could. It is not a good look if your reason for raising rents is mostly "Because I can".
But then on the other side, why shouldn't a Landlord increase the rent 'because he can'? He didn't start this for fun. Ryanair get as MUCH as they can. If it don't sell, they reduce the price.
My tenants it seems prefer the lower amount for years, then cannot take the big jump ha ha.
Yes my tenants know theirs are cheap & also see all their mates CANNOT even get a houses at the highest rents.
But I'm with you, it does look wrong raising rents just cause we can. But I tell u my main thing in this when renting to new tenant. I have TO GET AS MUCH AS I CAN as I just don't know when the next Govt or Council attack is coming from.

You telling me, I've inadvertently created a trap for my tenants in that they can't get anywhere nowhere near the rent they paying me. So they stop with me. AAAhhh when I need to sell a lot of my houses.
On the other side, lower rent means less swapping about every few years as happens with high rents.... Read More

Plus when new staff member comes in, all original arrangements get chucked away.

Yes it’s a shame that in 2024, the biggest threat to tenants homes is Govt and Councils and the constant retrospective changes they keep imposing.
We’ll make em EPC A if u like, massive mould and condensation that sometimes hard to undo.
Well these houses weren’t substandard till Govt said EPC D no longer acceptable. Tenants very happy with em and the cheap rent they were.
All my tenants had a choice pay £600pm EPC D or I’ll buy you new build £1000pm EPC A and you’ll save £30pm on your gas bill. By the way the EPC D have already got new boiler windows doors etc.... Read More

they have skin in the game and where a difficult and costly eviction could really stuff them up going forward.
As well know we ain't taking anyone slightly risky any more-The low earners tenants are REALLY losing out.

I've been told by my EPC man mate on some of my 1920 houses with new boiler, windows, doors, TRV's etc. that the ONLY way to get to from D to C is with the internal wall insulation. Hope that helps, even if bad news.
And my one internal wall insulation done a year ago, we now got mould damp inside a cupboard-My builder experienced mate going to look this week.... Read More
