Sticking up for tenant from Landlord & surprisingly tenants point of view. If Govt & Council bashes Landlord, this really hurts tenant with extortionate rents.

London council admits that “the majority of landlords do a good job”
So why we charging the majority then?
And this is the problem with Selective Licensing, it's not Selective. It selects everyone. So hurts everyone.
It's been so damaging in Nottingham to the homeless.
They ought to speak to us first and find out

Utter bonkers isn't it.
Cause we packing up & not housing anyone risky any more, in Nottingham, the woman with 8 kids (yes I have several with 10 kids) who could get 4 bed house now has to have 3 bed house.
The woman who had the 3 bed house now has to have the 2 bed house or a flat.
The person that had the flat is now in a hostel.
The lowest tenants who are back of queue for housing now can't get the hostel, so are homeless.
Landlord used to take up this slack & the asylum seekers etc.

Nottingham Council, they talk to others that gets back to me.
They say Ooh that Mick Roberts, we have to watch him, he's really clever, he's always proving us wrong.
I say No I am not clever at all, I'm just normal common sense from Bulwell. It is them lot that is thick as f__k that is making me look clever.
Last 2 weeks alone, I'm selling houses, every one so far has got a charge on it from the Council over 10 years ago. Every one so far has said

You telling me, I'm trying to sell all me houses, some valuers are coming back at £0 cause the tenants have either wrecked em or living in pigsty.
Fitting new kitchen in house this week as promised the gal even though I'm selling, house worth 250k paying £1231 rent. No Landlord will buy on them figures, but we may just get one that may want it for himself in 5 years & buy to keep her in for a bit on low rent.
I've been every day to check kitchen, been asking her to get started cleaning up for new Landlords coming to buy to keep them happy, she looked at me like I asked her to commit murder. It was like the most extreme request ever to get the house sellable.
I'm also sending the below to some tenants:
Dear ,
I’m sending this letter to a few, so not everything may apply to you & your house, as I’ve not done a full as inspection as the valuer may do. But just so we have enough warning before the next valuer, can you try get your house up to the standard the valuer will accept. Otherwise we can’t do Plan A which is trying to keep you in your home. All rubbish now you can probably control & start doing. All rubbish off garden & tidied up.
Painting just quickly white all over now, may look much better for the valuer.
Anything you can do now to make it look much better, we do not want to lose these good buyer Landlords that will be keeping you in.
As you know, we trying to sell & retire, pack up cause of Govt & Council constantly changing the rules.
We are prepared to lose money on your house if we can get a good Landlord to keep you in.
At the moment, because of all the rubbish, clutter, no floor coverings etc. at the property, the valuer mortgaging the property for the lender for the new Landlord won’t value it because of the condition, floor coverings, & rubbish.
Which if the rubbish can’t be cleared & you can’t get help for the overall gardens, rubbish etc., means we will have to issue Section 21 for eviction. We don’t want to as we value this as your home, but we also can’t carry on forever. We are doing our best to keep you in by getting new Landlord to take you in your home on the same low rent.
So can you please ask all the people that help you, any Social Services etc., to see if they can assist. I can give you numbers of Licensed refuse collectors of you can pay me the money to pay them.
If the gardens & rubbish, & general upkeep can’t be sorted enough for a Valuer to say Yes this house is ok, & for the lender to then say Yes we will lend on this, then please inform your helpers, Social Workers etc. that we will have to issue possession proceedings in order to sell empty.
We REALLY don’t want to take this route, & firmly believe it can be avoided.
Another option may be for you to pay something into our bank each month towards re-doing the house up, maybe quick paint, cheap carpets, rubbish etc. which will greatly help you into getting closer to solve this.

The majority of the tenants have been with me for 10 years plus and do not want the hassle and upheaval of internal insulation.
The rent charge is currently at LHA and everyone is happy.
The same can be said of
Section 24
UC
Selective licensing
Deposit protection
Things worked for the majority. Govt and Council that many retrospective changes after tenants moved in and consequently now making hundreds of thousands homeless. The damage those in power are doing to tenants homes.
I've had houses wrecked by this EPC work.
Many landlords are selling since Ed Miliband opened his mouth.
Tenants can refuse. I've had many tenants tell Selective Licensing they not having their changes. Problem then is if we refuse the grants and tenant leaves, landlady got astronomical bill that leaves it unviable and sells or next tenant massive rent to pay for it all.

Worst thing is, their own Selective Licensing which apparently is ring fenced & can't make a profit, is a humongous cause of homeless in Nottingham. I think the bill last year was £8 million & increasing.... Read More

On your Are Landlords a Charity comment, I've just had to say this to tenant who's lived there 20+ years as I'm trying to sell all my houses trying to keep the tenants in and prepared to lose 10 to 20k a house to keep them in.
XXX, you've not paid the correct rent as agreed. I would also try to offer the £795 or at least £775 as at moment no Landlords are takers for your house on the low rent you paying v's the value of the house.
I wholly sympathise with your finances, but I can't control what other Landlords have to get to make the numbers work, it's bit silly/emotional/sympathetic of me to accept the lower rent for years & I also can't look after people forever. I shouldn't be losing every year in order for the tenant to have a home, but that's what I've been doing.
If you could get help to pay £895, numbers add up much more for new Landlord I'd say.... Read More

More updates since my retrofit. Tenant moved out yesterday, couldn't get her small double bed in half down the stairs, due the new insulated wall bottom of stairs.
