I use EZPZ Landlord which provides accounts as well as property management.
It's easy to allocate expenses by property and get reports of what you have spent per property or tradesman/supplier, and forecast rents and get reminders of, for example gas checks due.
It does help if you are familiar with the concept of nominal account codes.

I have been using the free software provided by the Property Hawk website (I think the software is called Property Manager 3s), but as my portfolio has grown, I have found this to be a bit too slow and it does not do all I need it to do.
I also use Xero accountancy software, and Property Hawk does not integrate with this.
I am now considering moving to the "Arthur Online" cloud based software as this looks very comprehensive and it does integrate with cloud based accountancy software such as Xero. see http://www.arthuronline.co.uk/ It is also costed per property/unit so if very affordable, whatever your portfolio size, compared to some other property management software.

Smart Property Manager works for me - http://www.smartpropertymanager.com
It has Bank Reconciliation, Tenant management, Property management and also produces Tax Working Sheets for properties or groups of properties. It also includes management of gas and electrical certificates etc and has notifications although I don't use this. The first user and I think 10 properties are free, but it is sometimes worth paying the 12 pcm to get support if you need it and them you can add more users and properties.
It depends on how sophisticated you want your accounts to be really. This does all you need for your SA Tax return without loads of fancy reports that you won't use.

Before you leap, check that they will be incorporating features to meet the Making Tax Digital requirements.
Also, what do you mean by "split the costs"?

Quite frankly, with only three properties I would stick with a excel spread sheet. The reason for this is that unless you are using a given software programme all the time you will need to keep reminding yourself how it works. Maybe if you had 15 properties it would be worth the monthly charges. Most software programmes aim to be a complete solution and will require you to enter a lot of data. Very time consuming duplication of paper work that you will already have. You can't take short cuts and it's often difficult to get an overall snapshot that is offered by a spread sheet. That's my thoughts anyway!

Been using it for 10 years, evolving all the time, highly integrated system that can link into bank accounts etc. Useful reports and instant tax and CGT calculators, drifting to cloud based system for those that want. It is not free but costs are reasonable. Take a look.

I'm currently looking at buying Landlord Vision. It seems like a really thorough package. Has anyone used this before? I have 51 tenancies to manage (21 of my own and 30 of my parent's in law's)
