No Rent For Buy To Let Landlords
Its a distressing time for Buy To Let (BTL) Landlords with tenants affected by Coronavirus (COVID-19). Now if tenants don’t pay their rent, landlords won’t be able to evict them for non rent payment using a Section 21 notice.
This poses a problem if tenants start to demand rent payment holidays of their landlords. In this video below Ranjan addresses the problem faced by residential buy to let landlords and the array of other costs and overheads they now face.

Does anyone know the situation when a Tenancy Agreement comes to an end. Are you still entitled to take the property back for whatever reason?

is it correct that if you have RGI, once started you have to evict? If so, would that be a non-starter in this current situation?

So I envisage for my tenants prolonged non payment of rents, then they flee leaving rent arrears

The government should be handing out interest free loans to tenants who can’t make payments , especially the self employed who seem to have been left out of the governments emergency measures.

Already had a tenant default last month – he had been given an extra four months on his notice to quit. He has just informed the management co that he will be leaving at the end of May and due to Coronavirus shutting down his shop he will no longer be paying any rent . 4 months rent gone just like that plus there will be some considerable expense to refurbish the property. Add insult to injury he ran out of heating oil and refused to accept responsibility for the heating engineers bill – which was already reduced by the engineer to £80 for parts and labour – should have been about £110. I have paid it to keep the engineer available for other property. No – no RGI either.
