New Landlord Association seeking pledges

For the past 18 months, I have mulled over the idea of setting up a new National Landlords association. I won’t bore readers to death explaining why. We all know how frustrated and sickened the community is with the other main associations failing to aggressively fight our corner and instead assist the councils implementing their rotten Selective licensing schemes. Enough is enough.

We could talk forever, but it is now time for action. I have held off taking this leap in the hope that somebody else would take up the baton. I completely understand the reluctance of anybody to get involved. Mark summed it up. A most time consuming venture.

As things stand now, the show is almost ready for the road.

I have set up the National Landlords Alliance. Before I go any further if the National Landlords Association wish to take issue with the National Landlords alliance, I say bring it on. Do it now.

Moving on Banking facilities are in place. I am prepared to act as CEO without salary initially to get the organisation up and running. The organisation will operate out of offices supplied by me on a rent free basis, until profitability can be achieved.

I have a PR/Secretary lined up who will join us subject to salary discussions. She has experience in the industry as well as a journalism degree and lobbying experience.

Following extensive negotiations over several weeks I have got agreement from the former National Chair of the FSB to also join us. Mr Allan has extensive lobbying experience including vast experience gained from negotiating with the former PM Cameron and Osborne, as well as dealing with the devolved Governments of Scotland ,Wales and NI. This would complete the team initially.

I also have organised a preferred solicitor to assist members. The individual I have in mind is a former local authority prosecutor.

We will not be selling courses or cheap smoke detectors. We will absolutely never assist councils implementing any scheme to the detriment of landlords. As regards document downloads, they are available from other sources.

We will be 100% focused on aggressively fighting the Landlords corner.

The fee to join would be £100 pa.

At this stage all I seek is pledges.

If the figures are right we are good to go. A word of caution however,and I don’t mean to insult regular contributors, but at this stage our biggest enemy is Apathy.

If we can get the pledges ie a min of 1000 members we have a new organisation.

Hi James

I've not looked at the Companies House listing for Landlord Alliance, however, when I first set up my company in 2003 as a company limited by shares, it remained dormant for a year before I amended it's status to that of a "not-for-profit" housing association. Several years later, I was advised that although it was a not-for-profit company, the legal status needed to be changed to a company limited by guarantee so I had to make further changes. The point I'm trying to make is that sometimes a company can be set up and remain dormant until it is needed, and/or the objectives of the company can change. This may or may not be something that Larry needs to address, but I'm sure he can seek legal advice on what company structure would be best for the type of organisation he is trying to start. (If he would like to discuss the experiences I've had with amending a company structure, he has my contact details and is welcome to contact me and I will happily assist him).

Why not set it up as a charity with the worthy intention of providing actual shelter to homeless people, then all our £ 100 pledges will be uplifted by the 25% gift aid allowance?

Larry does t want to start a housing charity and very few here would want him to.

Landlords need a lobby group, that’s what we want and that’s why he’s getting so much support.

There are thousands of very noble charities people can support if they wish, but there isn’t a group specifically fighting for landlords. Larry has chosen to pick up that particular gauntlet and good luck to him I say!

If you are a serious landlord join us and pay£100. Are you worried about how effective we will be.
To Luke thank you for your support. I have absolutely no problem opening up our books, membership numbers absolutely everything to Luke as I know Luke . With respect to James and his negative comments. I say this. I have worked non stop without salary to get this of the ground . As Regards setting this up as a charity to house homeless people as another contributor suggested. The aims of the alliance have been clear from day one. We are here to roll back the tide against landlords who have been treated most unfairly by the lawmakers, to the extent that George Osborne re wrote international accountancy rules to tax landlords. I would advise CPM to contact Shelter with their £60 million budget if he is so concerned about the homeless. We are not Shelter, we are not a homeless charity . We do however have strong views with respect to Shelter and will continue to voice them.

Thanks Mark. I do not know who James is but i think certain parties are getting very rattled. Is CPM from one of the other landlord organisations who are losing their members to us .? Is CPM a council employee or does CPM work for shelter. One thing for sure is that CPM has an agenda. Why would he come on a landlords forum to suggest we become a housing charity. Clearly CPM is very confused and should seek professional help.

Hi James, Welcome to 118. You obviously have an interest in property/letting or you would not be here. I personally welcome all views as long as honest and factual, it's good to get different view points. Your comment re Larry is absolutely correct at this moment but I fail to see your point, could you please expand on your comment in order to understand what it is you are trying to say. I know enough about Larry to trust him 110% and admire the effort he is putting in for the good of others. If you have any experience of setting up/running a business you will understand the huge amount of effort that Larry is putting in and so far at his own expense. I look forward to further comments from you that will expand the minds of all of us and hopefully you will pledge to the Alliance in order to help stop those groups/charities such as Shelter that do more to cause homelessness than reduce it, in my opinion. Thank you Larry keep up the good work, I've pledged.

As most attacks/taxes/regs/rules against Landlords end up impacting on the tenant & what they pay.
Make it easier for Landlord, u make it easier for tenant.
Make it harder for Landlord, u make it harder for tenant.
Yes give us sensible safety laws we must abide by, but come on, u can't get rid of a bad non paying house wrecking tenant cause u din't give them an EPC 3 years ago? Who's that helping? Incidentally, I've not had one tenant ask for an EPC in 11 years.
Clause 24, tax the Landlord on his income, but don't allow him his mortgage expenses like any other business for the last 100+ years. So he has to put the rent up to cover the cost, which the tenant has to pay. And then a proportion of Landlords sell cause of it, reducing choice & cheaper houses for tenants-Who's that helping?
Pay the tenant direct the taxpayers money for the rent that should be paying the mortgage & the tenant spends the money on other things. What's THE WORST THAT COULD HAPPEN IF YOU PAY THE LANDLORD DIRECT the rent money that LHA & Housing Benefit & local councils learn't was the best thing to reduce homelessness when LHA was bought in in 2008? Yes, the mortgage gets paid & tenant keeps their home. But Oh No, DWP & UC are insistent paying tenant direct the rent Housing element part is the way to go, even though local councils feet on the ground learn't (although it did take them 4 years which I & a 4 year old knew in one day) that paying tenant direct is a shambles. So more Landlords now won't take UC tenants-Who's that helping?
Selective Licensing £780 a house, which tenant has to pay in increased rent & good houses/good tenants-79% by Nottingham councils own figures-get nothing for their money-In fact they get less, as now less funds to spend on new bathrooms/new kitchens etc.-Who's that helping?
And the list goes on.
My rents now, & I don't mind admitting it are shocking to what I'd like them to be. I've gave about 40 rent increases in the last 2 months all due to Govt & Council interference.
So we help the Landlord, we help the tenant.

NW Landlord, Thanks again for your support. We have not collected a single penny from anybody yet and did not want to do so until the website is up and running. We will then request payment. Until then we trust our new members as they trust us. The pledges are good enough for now. We know that those who pledged will follow through.
