Shelter ask for Landlords views

Two Property118 members have pointed out that Shelter are actually asking for views from Landlords and have produced a survey to complete: Click Here.

The request from Shelter states: “Take our survey to help us understand what’s important to you and how we can best work together towards developing a better private rental sector. Answers are completely anonymised.”

Questions include:

  • What were your motivations for becoming a landlord?
  • What are the best things about being a landlord?
  • What are the main challenges you face as a landlord?
  • How would you describe your relationship with your tenants?
  • How do you think Shelter can work better with landlords?
  • What has been your experience of Shelter?

We all hope this can be used as a positive step for Shelter and the PRS to start working together as opposed to against each other to the benefit of tenants.

They headed a ‘direct action’ campaign against agent, Ludlow Thompson, they took a dislike to (there are articles on Property118 about it), so I can understand why some are reluctant to be identified and indeed have good reason to be ‘afraid’ (nobody wants to deal with that whilst trying to run their business and manage their affairs)!

That's exactly it.
Some of us started years ago to make a few quid when we was older.
Now with these constant attacks from Govt & Councils, it's a battle for me especially to try to keep the tenants in their homes of 22 years. I'd be loads better off if I sold the lot, but where does that leave the tenants? The Govt are forgetting this, attack the Landlord, the real end loser is the tenants with short supply & increased rents & less funds to do on what we should be doing ie. New kitchen bathroom boilers etc.

I received Nationwide's notice of their AGM-2019 today and took the opportunity to ask them to stop supporting "Shelter" financially and told them in no uncertain terms what I thought of "Shelter's" destructive activities.

I would encourage everyone else who is a member of the Nationwide Building Society to do the same.

Let us go for the juggular!

Incidentally, some commentators were concerned about giving their personal details. Quite right and the minimum info given to "Shelter" the better. However, they will capture your IP address so will know where you are!

Shelter's reply to a question what is the aim of their survey (from their FB page):
"Thank you for getting in touch. It's great to see that there's interest in this area of work. We will be keeping the survey open for a couple more weeks or so in order to allow everyone who wants to complete it enough time to do so. If you haven't completed it yet, or know of any landlords who would like to, please use this link: http://shltr.org.uk/hc3
After that we will be compiling results as part of a project we've been working on for several months gathering landlord views and insights around the landlord experience - with the ultimate aim of learning more about how we can work better together with landlords moving forward.
For those landlords who have signed up at the end to hear more from us or expressed an interest in being a case study or writing a guest post on our blog for example, we will also follow up with those individuals to explore opportunities around that."

Someone has to WANT, to be educated before they can learn.
The trust issues are massive with this organisation who are suddenly revealing a 'change of heart, or so they would have Landlords believe.

Yes, we do all hope but Shelter have massive changes to make before they could earn that from landlords.
Are Shelter going to stop advising Criminal tenants how to exploit legal technicalities to evade Civil justice ? - don't think so somehow.
No-one can forget Shelters log-standing campaign to abolish Section 21, insulting Landlords integrity by claiming it to be a ' No Fault-eviction '

Anyway, if Shelter want to know Landlords views, they can ask one of their staff who has registered on this site and and posts 'undercover' - and many here have recently cast such suspicions.

Reply to the comment left by ameliahartman at 18/06/2019 - 01:15`No DSS` is discriminating yes but its lawful discrimination as its not one of the protected characteristics under the Equality Act like the ` no blacks, no Irish ` example you gave . That rightly is unlawful discrimination. There are many reasons why a LL may justifiably discriminate against a DSS tenant based on very reasonable business principles.
Two reasons ( and there are others ) are
1) LHA is paid in arrears so a DSS tenant from Day 1 would be in breach of one of the most fundamental component clauses found in most AST`s which states that rent should be paid in advance
2) It is not the tenant themselves paying the rent but the council so its natural I want to interview the council as the funding donor . But the council is a very poor communicator and will not discuss the financials with the LL. They say their relationship is with the tenant not the LL . That naturally is very rude and unacceptable and secretive . How can I do my DD on them . On those grounds alone a LL may perfectly legitimately say they do not want to deal with an organisation that acts in that kind of non inclusive manner . Its a bit like a working tenant refusing to speak with me and rudely telling me to just contact their solicitor .
Shelter I feel need to embark on a massive learning curve if they genuinely want to get their heads around a LL`s perspective
That will take them some considerably time I fear
