Shelter ask for Landlords views

Two Property118 members have pointed out that Shelter are actually asking for views from Landlords and have produced a survey to complete: Click Here.

The request from Shelter states: “Take our survey to help us understand what’s important to you and how we can best work together towards developing a better private rental sector. Answers are completely anonymised.”

Questions include:

  • What were your motivations for becoming a landlord?
  • What are the best things about being a landlord?
  • What are the main challenges you face as a landlord?
  • How would you describe your relationship with your tenants?
  • How do you think Shelter can work better with landlords?
  • What has been your experience of Shelter?

We all hope this can be used as a positive step for Shelter and the PRS to start working together as opposed to against each other to the benefit of tenants.

They say if u save when u 7, u save when u 37.

U may be able to convert some people, but let's not make that trial gambling with their home.

I've had exactly the same at local Job Centre. They say She says she's gonna' pay u Mick & she's not in arrears.
And I say Gees, I've been housing these people for 22 years & u have ZERO NONE experience of housing & now all of a sudden you know they good with money & u gonna' risk their home are u? And they say Well she said she wasn't in arrears.

Exactly Play safe. I keep saying it What is the worst that can happen if u pay the Landlord direct? Oh I see, tenants rent gets paid & he don't become homeless.

The LHA DHP stopped after 6 mths and the tenant needed a £41 top up going forward . It didnt come in and I told my client they will try and get two lots together for you by next month.
He said to me` Well thats just silly cant they just take it out of their savings ` . He naively believed that everyone had savings of at least £41 in their bank so i had to give him a reality check and told him about Food Banks . He genuinely never realised how poor some people were. He now lets her off that amount every month he felt so sorry for her .
When I started I thought a bit like he did .
Within 6 mths I didnt
Shelter need educating as they are blind to their faults
I suspect I am blind to some of mine too
Cant think of any though at the moment ha ha

Ha ha yes, savings to some is normal isn't it. But me & u know different. These people are on the breadline.

Wow good on him to let her off. I've done similar on some top ups with some, but once their sister finds out who's also in one of the houses, they say that's not fair, she either pays proper rent or I want discount too she says.
And now with all these Licensing attacks & extortionate charges for nothing & constant chasing UC money, I can't let Not asking for tops ups go any more.
We got massive outgoings to pay out & we don't know when the next Govt & Council attack is gonna' come from.

I have some tenants with children who have diagnosed conditions such as ADHD / autism . Sounds harsh but from a business perspective they are then entitled to their own room without sharing with their sisters/ brothers even if both are under 10. This can lead to an increase in my profits as I can get say a 4 bed rate for a 3 bed

A mix . Some LHA rates are about right so thats what i claim. Some are under so I get a top up from the tenant or DHP. Some LHA rates are over the private market rates so I claim The LHA rate and make an extra profit

I am really struggling to establish what Shelter actually do besides doing their utmost to keep “BAD” tenants in the accommodation they are already in at the expense of Landlords. I have read all your posts and the more I read, the more I am convinced that Shelter should be wound up.
I really cannot see any use for them at all as you proved to be the case with your sister where they had to get a solicitor involved for a very simple basic case and at such a late stage. I am sure if you posted on pp118 you would have had many landlords with basic knowledge that could have advised your sister what to do as it is so insanely obvious.
I just see Shelter as being a destructive organisation and have tried hard to see the positive side of what they do. Assuming they are not anti-landlord why is it that they do so much to destroy landlords? Is it because they don’t have any work to do or is it that they need to justify that they are doing something which appears positive to the ignorant government?
I totally fail to see why Shelter so strongly supported Section 24 when they say they are an organisation to support homelessness. In what sense whatsoever, does section 24 support homelessness? As far as I can see it only adds to homelessness and it is plain common sense that there would be less landlords and less homes to let out which equates to less homes being built.
I would really like to give them a chance so perhaps, you could outline what they actually do that is not destructive or useful to prevent homelessness as, It appears to me that they support tenants at the expense of landlords and other tax payers where in all other walks of life these tenants would be considered to be criminals i.e. deliberately not paying rent, deliberately destroying properties, anti-social behaviour, etc.

I don't have the stats on ADHD - Autism, but it seems to have sky-rocketed since the doley's have cottoned -on to the extra benefits available. I know personally of one such family.
Everything has a scale and I'm sure at the deserving end, the issue deserves the utmost compassion. But like everything, there are those that will find ways to abuse the system.
