Rent guarantee insurance recommendations?

Hello, I have adequate landlord buildings insurance etc and that comes with legal protection etc. What I do not have is rent guarantee insurance.

I don’t want to sign up to an agent to get access to this, nor do I need cover that overlaps with what I have.

I also only want it for one property – a four bed house which is being marketed for a working family (not DSS).

Anyone recommend a company that could suit?

Thank you,

Reluctant Landlord

Exactly what I am after. I noticed mud hut site have one for just over £16.00 pm. But not heard anything about it or how they are with claims etc. It dose recommend mediation in disputes so it doesn’t look straight forward no hassles claiming, and I don’t want mider if I have to make a claim

I have used Just Landlords for a number of years. Latest premium (which was only a few days ago coincidentally, is £225 (inc. IPT), which includes Legal Fees of up to £50k and Rent Guarantee of up to £2,500 per month.

I currently have policies with Lettingshub, Legal4landlords & Alan Boswell. All deal direct with landlords.

I have had policies with Rentguard, Homelet, Van Mildert (now Rightmove) any many others in the past.

My advice would always be to get the tenant referenced by the company you are taking the insurance out with to avoid any claim getting refused based on the reference.

Many policies have a cap on the rent of £2500pcm so if you have a higher value rental would not be suitable.

I have never actually had to claim on a policy thankfully, so I would be interested to know from anyone who has had experience of claiming.

I use Alan Boswell. They have an excellent legal and rent guarantee insurance add on package. You may get cheaper, but will they pay out when needed. You need to really read the detail in these types of policy.

Most will only give you insurance if they have done the referencing themselves
