Mortgage Express transfer to Rosinca Mortgages – anyone else?

My wife and I have just had a letter from Mortgage Express to say that our 11 Buy to Let loans are being transferred this month to Rosinca Mortgages a trading name of Topaz Finance ltd.

Our loans are on the beloved tracker rate. The letter states that the existing terms and conditions will not change.

Our LTV is sitting just below 60%, perhaps this is the level they can get to offload the loans ?

Anyone else had this letter yet?

I have one mortgage with Mortgage Express. I haven't received a Rosinca letter in the post today. I have just noticed on the MX website that there is also a section about transfers to Japser Mortgages this month. Has anybody had a letter about a transfer to Jasper Mortgages yet?

Jasper and Rosinca are both trading names of Topaz Finance Limited, so is there any difference in which loans are being transferred to each of them?

One of my MX mortgages has just been transferred to Roscina. However, my old Northern Rock mortgage has been sold several times since 2008, and the only difference is that they do not change the interest rate by the same amount as the Bank of England interest rate changes (so the APR on this is now much higher than any of my other mortgages).

It does seem strange that so many mortgages are being traded, even when they are not in arrears or negative equity, so I wonder if there is a hidden agenda behind this? Yet another attack on private landlord's ability to operate perhaps?

hello
my concern is that they will call in the morgage
and as my LTV is very high i am hoping to hang on for a few more years untill hopefully the market will pick up

Unless you are in default David they can’t do that. Low or negative equity is not a default issue in MX contracts

i think morgage express have tried different tricks to close off accounts
but we will wait and see

Ok I have also received these letters. I have 4 mortgages affected. The con is this. Item 3 of the Important information about the transfer of your account states;
Rosinca will own all accounts transferred to them. They have full entitlement to receive the payments you make to these account and will be responsible for setting the interest rate.
If you are on a fixed rate then they have to honour your rate for the length of the fixed rate you have but after that they can offer any rate they like.
If however you are currently on a variable rate then Rosinca can change that rate from day one and without doubt you will be worse off.
That ladies and gentleman is the con here.
You can contact ME and file a complaint that they have not considered your best interests and have made you vulnerable to being taken advantage of. However this will only be a complaint on the grounds of poor ethics and not a contractual or legal issue - as far as i can see.
