Sale of investment properties – is there a specialist portal?

I have a number of investment properties in central London and I am contemplating selling some. There doesn’t seem to be any central portal (like Rightmove etc) for the sale of investment properties and the local agents that I have spoken to don’t seem to have much of a grasp,of this market.
Given the number of people investing in BTL, it seems there is a glaring gap in the market or I haven’t come across the appropriate agent / website.
Thoughts and suggestions would be appreciated.
I guess I should make the point that I want to achieve full market value for the properties and they aren’t distressed sales, so I think this probably rules out auctions.

Daniel Mitchel

Your best bet is to approach a property sourcing company, specialising in investments. These agents normally have large databases of investors and wannabe investors looking for properties with proven and ready-to-go cash-flow.
In previous looks at this market, I haven’t been able to find a model that would work online as a mass portal – if you can prove me wrong I’d like to be in on it!

Property AID can help you with this. We have a network of potential buyers in the UK and overseas.

One issue is that whenever I see someone selling a property with a tenant in place, I start to think they may be selling it due to the actions of the tenant. After all why would any landlord wish to sell a normal property with a good yield, unless there is an issue with the property or the tenant?

I started to set one up a few years ago but it stalled because we were let down by our software providers and my business partner moved abroad. I have hesitated to start again as there has been a proliferation of other websites emerging since, albeit not with the same concept. I have significant property knowledge, loads of ideas and the finance to do this and would happily try and get it going again, if: a) I can be convinced there is a market/appetite for it and b) ideally if I could partner with someone who is experienced on the technical side. I’d be interested in views from the Property 118 population.

re. why would someone sell a good tenanted property … there can be a variety of legitimate reasons for people wanting to sell e,g, shift in strategy, retirement, need the finance, fed up or bored,…. one thing I have learned in business including properyy deals is that one person’s liability is another person’s asset.

Daniel and Fred Bloggs- Ive been thinking the same – there IS a gap in the market for a website/selling agent for investment properties, and its ripe for the picking. If either of you would like to discuss the possibilities of this, please contact me [email protected].

The place for BTL property for sale notices to be successful would be where landlords hang out. Here, on Property118, for example. It would sit quite nicely alongside the ‘find finance’ and ‘property hotspots’ sections.

Very kind of you to say to Steve, we are certainly open minded to receiving proposals from entrepreneurs who may like to consider operating such a service under the Property118 banner. They would need to be fully compliant Estate Agents, i.e. signed up to an Ombudsman scheme, have PI insurance etc.
You may notice that we have added a new dropdown recently to our Buy to Let Property Hotspots tab for Property Auctions. We recently tested the demand from our community for information about up and coming auctions by offering a download of The Great North Property Auction catalogue. The demand for that download was overwhelming and the national firm who runs that auctions were also impressed. We may roll out the service to all Auction houses if we can get the numbers to stack up for all parties so watch this space on that one. I can’t promise we can make it happen but if we do it will be another incredibly useful little bolt on for our growing community.

I could develop a portal for advertising Buy to Let properties for sale on Property118. Question is, how much would you pay to advertise on it?
