Mortgage Express transfer to Rosinca Mortgages – anyone else?

My wife and I have just had a letter from Mortgage Express to say that our 11 Buy to Let loans are being transferred this month to Rosinca Mortgages a trading name of Topaz Finance ltd.

Our loans are on the beloved tracker rate. The letter states that the existing terms and conditions will not change.

Our LTV is sitting just below 60%, perhaps this is the level they can get to offload the loans ?

Anyone else had this letter yet?

If one or more of your mortgages was included in the transfer to Rosinca Mortgages (Rosinca), we will write to you in February 2018 explaining this. If we do not write to you, then your account(s) are not included in the transfer.

Thanks Puzzler, I'll print that out and keep a hard copy to refer to. Then I'll experiment to see if it works on here as well as in Word docs., but I'm too tired now and anyway haven't got anything to say that requires an accented word. It's twenty years since I've been in an office environment and all my skills are rusty or outdated so I appreciate your taking the trouble to post that feedback.

Hello. I also have received this letter. Before, MEX has a rule that if you sell or redeem one property, you would need to redeem all your properties with them
Now, I only have 1 property left with MEX and everything is with Rosinca. Is it now safe to remortgage or sell the property left with Mex without affecting all the others ?

I am in the process of refinancing stuff away now from them to fix for longer as long as you pay the balance off in full they will allow redemption.

If you only have one property left with MX/Rosinca I don’t see what your concern could possibly be

I thought that if you paid down the MX mortgage without selling you could then sell or refinance the unencumbered property without triggering MX's right to consolidate or to force the other properties to be paid down?

How long a gap, if any between paying down the mortgage and selling would be needed I don't know.

I think the question raised by A. Gonzlez is: If somebody had multiple mortgages with MX and all but one were transferred to Rosinca, would you be able to pay off the MX mortgage without affecting the others that had been transferred to Rosinca? I think you would have to get confirmation from MX and Rosinca before going ahead.

Hi, my mortgage with Mortgage express came to term, without me realising. Mortgage express had not updated our new contact details therefore I received no notification and they said they did not receive the change of address notification, all the other mortgage companies I deal with did! They have given me 30 days to settle the amount with them. I found a lender who would remortgage until they discovered Topaz finance had put a charge on the property. Topaz are not offering a remortgage. The mortgage has never been in arrears. They are dragging there feet re sending me forms needed to give authority for them to talk to our potential lender and insist on sending by mail rather than email or fax and time is ticking by and they are not willing to budge on the time scale. The property is worth £400k+ and the mortgage is £247k. Any help would be gratefully received.

Not sure what you mean topaz have taken over and don’t allow you to move it ? Even when the term is up. I am refinancing away a few as we speak had no issues so far

I think it’s because the term was up with the mortgage so at first they said they wanted the monies owed straight away but then agreed to give me 30 days to remortgage. Because the term has ended they have put a charge on the property and it is off putting other lenders... I don’t really understand what the charge is .
