Maybe landlords should have all served Section 21 notices in 2022?

Rachel Reeves told MPs on the Treasury Select Committee that she had “narrowed the gap” between earnings from work and income from property, and has refused to rule out new property levies after the Budget, which saw landlords paying more tax.

In 2022, I suggested on many landlord forums for EVERY PRS landlord to serve a s21 on THE SAME DAY with the SAME 3-month EXPIRY date.

Need not have followed through, BUT would have made the government of the day stop and start working WITH and not AGAINST landlords with the threat of 4.7 million families (approx 10 million people) homeless on the same day.

Sadly, many poo pooed the idea and are where we are now.

But if you have had enough of the hassle and the bashing and barely covering your costs, for whatever reasons, e.g too high loan to equity or mounting rent arrears, you have five months left to serve a Section 21.

Is now the time for landlords to serve Section 21 notices?

    Much as I like the idea of putting a shot across the bows of HMG. I suspect the government would ‘call the bluff’ and just respond by allowing the courts to backup and thereby choking the process.

    The result would probably be all PRS landlords being unable to get tenants out whilst no revenue would be coming in. That scenario could last until one side caved in, which I fear would be the PRS as mortgages foreclose and lack of revenue forced things.

    To be honest it would probably play right into the governments hands, “see how evil the landlords are”, “we are protecting the ‘working people’ “, “we will bring in legislation to disband the evil PRS and bring it all under local; government ownership or control”, the possible list of far left ideas goes on and on.

    I saw your posts and attempt to organise. Much appreciated.

    Sad there was not much take up.

    Governments treat landlords as thier b*tches. No-one seems to stand up to them, and we are so fragmented.

    I would have considered joining you if more others had also. But am aware of all the problems and negative blowback if we did.

    We are now tenants of the state and just sublet the property we lease from them.

    Until there really is problem with renters finding somewhere to live, the government will believe they’ve won.

    It would be interesting to know how many rental properties have been sold (put of the PRS) in the past 3 years.

    I was a landlord until August this year after letting my late mum’s property to a family member as I just couldn’t let it go due to circumstances out of my hands I was having to take back my property back let my relative know in 2023 I was have to consider this . unfortunately it all went crazy after that I didn’t take deposit as she had been made bankrupt and lost her home council didn’t care about them doing this and making her homeless.i have landlord insurance I thought I was protected for loss of rent that I wanted being old school I like to cover everything.this has proved to be a waist of time as the insurance advised that it would not be beneficial for them to pursue the tenant for the arrears of rent for 8 Months and so much damage to the property I was crying when I saw this it’s like the attitude of the government and insurance is to just take this and forget the amount due now I am going to loose my home as this has had a big impact on me financially I just can not believe how I have been treated just because I am a landlord nothing out there all for the tenant I had legal cover as well I thought they were there to protect me but unfortunately not it was her that advised the insurance company that they would not retrieve their money as the tenant did not have this .the insurance said that in my policy it stated this I am so stressed there is something wrong with this as there is no way any tenant would be able to pay in full I feel let down paying the insurance for years thinking I was properly covered.the tenant was already in arrears when the appointment with first tier came and knowing that there was arrears gave the tenant another 4 months to exit the property there had been plenty of notice before hand that I was having to take back my mum’s house no one cares tenant lived in my property free for 8 month and destroyed it I even allowed cats and let her decorate if wanted this left me with carpets pulled with the cats all new carpets.it is unjustified the way I am maid to feel the government have got this all wrong destroying landlords lives my thoughts now is better to be a tenant than a home owner and live rent free now the council are giving the tenant everything I am left with so much debt where is the humanity in that I have always been kind and helped everyone but I am afraid this has made me very bitter mentally destroyed me I am 62 on my own no where to turn what is the point of this life to be made to suffer
    I didn’t even charge a lot of rent a lot less than I could have gotten
    As for insurance it’s not worth the paper it is written on sorry very distressed land lord .

    This government just can’t help lying to your face. When the stats tell them there were 40% fewer rental properties in 2024 than 2019, you’d think they would have no choice but to agree. But no, they don’t accept those figures. Dismissive, arrogant, ignorant!

    So sorry to hear about your situation. I know how you feel following a very difficult 15 months eviction. I had covid very badly and the added stress really damaged my health. Unfortunately, the eviction process will only get worse.

    It would be interesting to know how many of the sold properties are sold to the owner/occupier and how many to the landlords or property investors.
    The government clearly dont care if the tenants suffer. They just want to know how much they can get from the landlords as penaltes to fill up their coffers.
    The councils want our money to spend on various outstsnding issues, including having more staff and huge payments to them
