How to prepare for bailiff eviction?

Hello, I have a bailiff’s eviction coming up sometime soon, my first and last. Has anyone actually had the experience of being present on the day that their tenant was evicted? If so, what happened? Was the tenant prepared for this? Were they actually at home?

Did the tenant go willingly? Did he/she leave loads of stuff behind, we have covered the issue of whether tenants leave belongings behind. I don’t need to know about that. And anything else you can tell me so that I am prepared for this somewhat nerve-racking event.

I just wonder that if you have done eviction of your tenant now?

I am waiting for the bailiff action order as well after the tenant's appeal has been dismissed on 14th of November 2023.

I wonder that how long I have to wait for the action.

Hi. No, it has not happened yet, I have a date for 10th January. It took just under 10 weeks from putting in my application to actually getting an eviction date, and there is a stop in December when the bailiffs are not doing any evictions, so that's pretty good, I think. However, that was in the Leicester county court, it really depends on where you live.as to what the waiting time is. You can email or call the court bailiffs in your area to check on what their lead time is.
I will be putting something on here about what happened on the day. What worries me most is what I will find when I get inside.

you can still request access to carry out LL checks for maintenance purposes irrespective of possession stage. I know the reality is the tenant can tell you to go to hell and refuse access, but you can formally ask.

Useful for evidence if you then progress for damages etc via MCOL at a later date. If they have not informed you of repairs due or denied you access for general maintenance checks to take place then you can also claim for costs attributable to damages as a result.
Never give up the opportunity of having a trump card in your back pocket - you never know when it might come in useful. If the tenant has been a nightmare then I call it payback!

Thank you very much for that information. I am pretty sure that I will have to make a claim and as my tenant has not allowed anyone in since I told him I was selling 11 months ago-estate agent, workmen, surveyor or potential buyer, I will probably have good grounds for a claim.

How did you dispose of the dog poop?
Our tenant has left the place in a complete and had lots of cats so poop everywhere, did you need any kind of licence to dispose of the dog poop or jus bagged it up and put it in the skip?
