Notice to Quit received – first time for everything?

One of my tenants has issued me with a Notice to Quite after she realised I wasn’t bluffing when I issued a Section 21.

Anyway she is due to leave on 27th July, with a debt that I can’t get agreed for a TPD with via DWP (not that I have much time now anyway)

Is there anything I can do in the meantime while she IS still in the property to try and get some of the water bill debt paid off that she has accrued. She had said she will pay a lump sum then £30-35 a month. She says she is going back to stay at her mum’s house and not going into another rental. (though I don’t know the address)

I am tempted to send her a heavy letter stating I have chased bad debtors through the court before now so she can still avoid this if she wants, but be under no illusion that I will chase.

Any ideas people?

mine - and I know what you are going to say...
Water is historical issue as separate meters cant be fitted in the property in each flat (still awaiting water company to survey AGAIN to prove that this first survey is correct then they can offer assessed charges. Then bills direct to tenant).
In the interim the TA's state they must pay us the same rate as we get charges for water & sewage charges - readings taken from their individual sub meters in each flat. They get copy of bill and a breakdown of what they owe. She refuses to pay. Clearly I have to pay or the block gets cut off.
No point going down route taking her to court for arrears as it wont be financially sensible for the work involved and the outcome that she wont have the money anyway.

How much is the outstanding water bill?
Is T worth powder and shot (1st question!!!)
You may be getting your property back, that's not the usual complaint?

I have a flat which is let with no meter and tenant is responsible for water bill. A landlord is not responsible for the time a tenant is in the flat

I too have a property with three flats, no meters, plus a shop with a flat above, also no meters. Units are billed separately, to the tenants, on a fixed charge basis. Maybe different water companies have different rules. Mine are in Hartlepool.

Why is she not paying it?

Not sure I understand your acronyms but you can dispute return of the deposit for some of it? I understand you lodge the dispute online with the protection scheme.

Hi All. I have the tenant from hell! The sooner she leaves the better! Hopefully she will leave and all will be right with the world. I would just like to tell you all to read the Section 21 notice and make sure you have complied with everything. In my case I have done everything I should do but I did not provide the with “how to rent”. Accordingly I did not serve her with the s21 because she will see there was something I didn’t serve her and may decide to make it an issue. I would suggest we all read everything we should do before, during and after we rent so we are not left with the tenant from hell because the law keeps making it difficult to be a landlord!
