83% of PRS tenants are happy with their homes

Figures from the English Housing Survey for 2019/20 report that 83% of private renters were satisfied with their current accommodation, a figure that has remained constant over the past 10 years.

In comparison, the proportion of social renters satisfied with their accommodation stands at 78%, having fallen from 81% in 2018/19.

The survey reports also that 75% of private renters are satisfied with the way their landlords carry out repairs and maintenance, the highest figure for around a decade.  In contrast, 66% of social renters were satisfied with the way their landlords carried out repairs and maintenance, down one percentage point from the previous year.

The Government’s survey also revealed that tenants generally had a more positive experience of renting when dealing directly with a landlord than with a letting agent.

Private renters were asked how satisfied they were with the services provided by the landlord or, if they rented through a letting agency, letting agent from first contact to the day they moved into the property. 85% were satisfied where services were provided by their landlord, whilst 79% said the same where they were provided by a letting agent.

Ben Beadle, Chief Executive of the National Residential Landlords Association, said:

“The NRLA is mindful of the challenges the private rented sector is confronted with and remains firmly committed to tackling them in a spirit of co-operation between tenants, landlords and government.

“However, today’s figures demonstrate that the vast majority of private renters are satisfied with their accommodation and the service being provided by their landlord. This positive feedback is representative of tenants’ experiences across the private rented sector, and it is through this lens that future changes need to be seen.”

If this is true then the gvt need to stop persecuting all the good LL's!

They are leaving the PRS and that means more tenants going into social housing (if they are lucky). More strain on a sector beset with issues DESPITE their being less gvt hoops/regulation/legislation for them to jump over and the DIRECT ability for them to contact UC.

Of course the tenant is going to get ignored - social providers see them as a barcode not as a person. Many SP's don't even own the accommodation themselves, so where is the inventive to even keep to basic standards? The tenant cant complain as no where else to go so somewhat a captive audience.

It makes me laugh when my tenants leap with joy when they get offered a SP accommodation. I've had some call me up once they have gone asking me if they can come back!

I had a shock the other day - social providers don't even have to provide carpets for an incoming tenant! Gobsmacked!

And yet the attacks by the anti-landlord industry is always on the easy target private landlords providing that accommodation.
The criminals exploiting slum accommodation don't participate in the niceties of the English Housing Survey, they just rub their hands at the ever increasing useless legislation and bureaucratic licensing against decent landlords.

You have rightly described the politically motivated lobbying groups who attack and oppose private landlords on principle as an industry, since this is what they have become over recent years despite some of them posing as charities. The tragedy is that every piece of legislation they have successfully pushed for has resulted in making life more difficult for tenants as well as landlords. Tenants now have higher expectations but less choice at greater cost - a situation which will only worsen with the passage of time and every additional burdensome piece of legislation or increase of tax for landlords, as evidenced by Julie Rugg's latest research. .

I can't vouch for the accuracy of this, the source is http://www.corecities.com, but it feels about right.
"The number of households in the PRS is now at its highest level since the early 1960s. Around 4.5 million households are in the PRS in England and Wales in 2016 compared with 1.7 million in 1991. PRS overtook the social rented sector in 2011/12 to become England's second largest tenure type."

Assuming it's accurate then the PRS actually houses more people than the whole of the PS section. It would be interesting to know how many people make up that 5% difference in satisfaction.
Is it just me who's feeling that we really ought to get a concerted attack going on various fronts?

What the EHS shows, actually is that so-called Tenant support groups and Govt are only acting allegedly, in the interests of 17 % of Tenants, and against 83%.
Shame on them, !
Meanwhile Social and Council tenants are left to the mercy of the likes of Clarion who from a £ 22 Bn ( Yes, BILLION ) turnover, made £6 bn Profit.
That's a 27.27 % yield. I don't see Shelter or Ginger Rent campaigning for Social Tenants, - they probably missed the ITV programme on Croydon's flats being unhygienic and inhabitable for last 6 years.

@Chris: That's kind of the point, we are all so busy we leave it to others who are 'careful' about how they express things and to some extent 'tow the line' or 'play the game'.

I just feel that so much of the grief we are being hit with could be attacked and defeated with a unified multipronged campaign. Folks to crunch the numbers and produce the figures, Groups organised in every constituency to week after week press the MP in their surgerys, Push for access onto the media. Feed the press etc.....

I know it's a lot of work and none of us have the time even if we have the will. But, If we do not start pushing back effectively soon there will not be a PRS left to worry about.

@Tim, Totally agree.
I have contacted a number of Landlord groups and members of the Fair Possession Coalition about my proposal for a Landlords Coalition. That would include All landlord groups, be they subscription paid or online blogs such as P118.
If you look at what tenants have recently formulated, - 20 Tenants groups amalgamating and organising themselves very proficiently into what they call Tenants Coalition ( They include all the 'usual suspects' Shelter, Gen rent, but also the militant Acorn and Labour Momentum, London Renters Union, backed by Sadiq )
That's a formidable group and the only representation from landlords is periodic meetings by Govt Only with the NRLA.
Why can Landlord groups not see that the obvious response to a Tenant Coalition, is a Landlord Coalition - its not Rocket-science, is it.
