Trying to raise my EPC rating as tenants moving out?
I’m a small landlord with 2 properties, one of which has a very low EPC (it was an F last time). It has storage heaters and I’ve been told even replacing them with more modern ones, may not change this.
It’s a 2 bed, spacious, airy and light 1st floor flat, above a pizza restaurant. I have a long lease, but not the freehold. It doesn’t have gas, and I have standard storage heaters, but now I have to try and raise my EPC as the tenants are moving out, and I need to attract new ones.
There are conflicting articles on Google; some say the newer storage heaters and controls will raise the EPC, others say it won’t make any difference, and that Economy 7 is being fazed out with coal stations, so not worth the outlay?
It would be too expensive to try and bring in gas, and probably complicated as I don’t own the freehold?
Does anyone have any advice as to improve my place please.

Which firm in Bridnorth please? Also what about the other claim that Economy is coming to an end with coal fired stations, so not worth the outlay?

My EPC guy recently carried out an assessment at one of our 1 bed flats that has electricity only & he said (copy/pasted from his email):-
Electric only flats (no gas present) are the least energy efficient so If you decide to upgrade the heating, the following High Retention Storage heaters are the qualified models for EPC purposes.
You only require one of the High Retention Storage heaters in the living room that will be then the main heating system 1 and the remaining storage heaters as main heating system 2
Installing High Retention Storage heaters plus a dual immersion cylinder with minimum 80mm factory fitted jacket(Foam) should add several SAP points to the energy efficiency of the flats.

Options:
1. Ask freeholder about cavity or external insulation.
2. Fit internal insulation.

I wonder whether all Housing Associations have electric only. I know my local ones do.

When it comes to upgrading I asked my EPC assessor to carry out a, what if, exercise to enable me to work out costings cf the benefit obtained. That £50 worth of work saved me many hundreds.
There are free energy schemes for TENANTS in low EPC properties. So one route I read was try and obtain an exemption then let the property and ask tenant to get the work f.o.c.
HW Heating Bridgnorth saved me hundreds on market price of high efficiency Elnur HHR storage heaters that are more modern and cheaper than Dimplex Quantums.
