Mortgage Express instructed Valuations without my permission!

Hi All,

Some of my Tenants have been contacted by a company called Landwood group. They are trying to gain access to the properties to perform a valuation, and have requested the tenants provide information regarding the Tenancy Agreement.

I have contacted Landwood, who said they where just the Valuers and gave me the name and number of their contact at Mortgage Express. What right do Mortgage Express have in this regard?

Has anyone else had such a survey and do you know what this is all about?

Should I be worried?

Landwood said that Mortgage Express should have contacted me, but I have received no letter yet.
FYI – I have 12 mortgages with Mortgage Express- all in Essex. I have never been in arrears, and the tenants are all long term.

Hi Vanessa,

As has been seen in the last year "Treating Customers Fairly" has become noting more than an unenforceable intention and not something some banks are remotely scared of in individual cases.

Any PR initiative by Mortgage Express is just that and they can only be judged by their actions.

Simple fact is they are like Hawks looking for any excuse to redeem loans regardless of the costs to their so called customers/owners.

Hardly any of the original staff still work there and they are punishing customers who took advantage of the products and criteria being pushed by MX at the time because they thought they would make a profit from it.

Don't be fooled it is Hypocrisy at its highest level.

Hi Neil,

With respect, I am not being fooled at all.

I have already stated that the healthiest way to deal with this is to engage with MX and make them accountable in the public domain.

Damning them without hearing their take on the story is not a way to make friends and influence people or give an accurate depiction of what is actually going on.

I have already written to my contact at UKAR, sending him a link to the new MX post, and asking him to respond.

If we are to have an authentic dialogue to help the property community, it needs to be done in a fair and transparent manner, dealing in FACTS, not speculation or hearsay, and giving MX the right to reply.

That is going to be my approach on Property Tribes anyway.

I have trained in a bank, taken ACIB banking exams, Cemap, FPC1,2&3 and compliance training.

Trust me this is not TCF. It is expedience to get out of a hole.

They have tried to sue Brokers, Solicitors and Valuers and sent notices of intended legal action with no explanation of why.

They are thrashing out in a desperate attempt to recover as much capital as possible without looking too bad in the public eye.

I am aware of your experience and was not questioning your credibility at all.

I don't know what TCF is either. 🙂

All I am saying is that I believe it is a much more powerful to have the dialogue in an open and transparent manner in the public domain, than alienate them and allow things to go on behind closed doors.

I know you were not questioning me 🙂 I just wanted to be 100% certain that from customer reports I can confirm that this is not what was considered TCF.

MX are not afraid to take proactive or preemptive legal action so you have to be very careful what ammunition you do give them on the assumption it will be used against you.

Thanks for your involvement at what must be a very busy time for you. You are probably victims of your own success by proving yourselves to be effective leaders and organisers. We need someone like you to drive this MX initiative guys. I'm not talking about a full on confrontation, but a forceful PR, info driven campaign to spread the word and embarrass UK AR and their masters - the Treasury..

As Vanessa says, being over confrontational, could backfire. However being firm and presenting a case based on hard evidence will surely flag up this organisation's proven tactics and true intent.

Who knows? UK AR may think it a good idea to work in a closer and more reasonable manner with their customers via 118/PT? As I said before - we should contribute to a fighting fund for a 118 initiative.

Fully understand this being put on the back burner till after 28 March anyway guys.

Thanks for contacting your relationship manager - that will be a big help. Even if they dont respond there will be something to be drawn form that. I think a compromise of hopefully working politely with MX, yet at the same time realising that they are more than capable of dirty tricks that can ne applied.

Surely we can see there are genuine instances where they just want to grab the portfolio without any evidence of TCF (Treating customers fairly). The phrase TCF in any event is a very subjective one - open to wide interpretation - and is a great example in my opinion of 'posturing'.

I dont see any reason why a combination of the power of PT and 118 - and their different, yet complimentary approaches should not have a potent synergy.

On a final note, I find it odd that we have not had more contributors on this thread. There are so many 118 members who have this threat hanging over their heads. This leads me to assume that people are afraid to raise their heads above the parapet in the fear of UKAR recriminations. If that is true, then it illustrates just how much UKAR are scaring their customers. Just my two penneth.

To do nothing is to give in.

I still don't know what TCF means.

Also, I have no idea what ammunition I could give MX/UKAR that could be used against me? Are you referring to me as an MX customer, or Property Tribes involvement?

And as a customer not PT although you obviously can't write something that is completely untrue and unfair as usual. I was talking in general not specifically about PT though.

@Chris,

Just to be clear, my contact at MX/UKAR is their "Head of Communications".

I was contacted by him after I was fobbed off by a very hostile woman at their PR company who spoke to me like dirt for having the audacity to contact her. I always go through the correct channels, but was forced to go higher when this woman blocked my attempts to gain clarity over what was happening.

I wrote to the M.D. of UKAR and their Head of Communications contacted me and has been very open and supportive in ensuring that the correct information is disseminated across the web.

They are very aware of talk on the forums and do monitor them.

I am going to refrain from commenting or speculating further until I have heard back from my contact.
