Letter to Nottingham Selective Licensing,

Please pass my words onto the powers that be, so they can see what happens in the REAL WORLD on GROUND LEVEL from us that actually house people.

Screenshot enclosed of Barclaycard message received today. As you know, I’m gonna be owing you over 4k this week for the License fee balances. As you can see,  I haven’t got enough money to pay you until the balance gets paid off. Look on the bright side, at least I’ve come forward and got the rent increases off my tenants to pay for this unlike 17,000 other Landlords.

Every April, most landlords house insurances are due. I’ve just paid mine £5,500. Has anyone in Licensing apart from you got a brain? Anyone with an IQ over 21 knows Landlord insurance renewals are April.  They bring licensing in Nottingham at the SAME TIME as Universal Credit and now the rest of the license fee at the same time as house insurance renewal!

Do they ever work with good Landlords?  No wonder Nottingham council has announced this week they have to spend another £6 million quid this week on more houses. What the council is failing to say is that to buy houses for the homeless that Licensing is causing. It ain’t rocket science.

I can afford normal house expenses, boilers, kitchens, bathrooms etc. But like I’ve said before, Licensing brings abnormal costs ALL IN ONE GO which do nothing, but to take away from improving the good Landlords house budgets.

Any suggestions how I can magic this money up? Cancel my house insurances perhaps under the 14 day cancellation period? So you can have your money for this admin and 600 pages of text you’re sending my missus to tell her what she already knows – she owns the house.

The enclosed photo is of just 4 houses, letters that Licensing have sent to the missus.

Tenants need to know that this is where some of their rent money is going. On the council sending thousands of papers to Landlords wives, information she already knows.

How much is this costing? Missus has got 16 pages of text in each posted envelope. X 36 envelopes. 576 pages of text and for what?
And I presume the same to the tenants too. 1152 pages of text just for me. How much is this costing the tenant & the Landlord & the Council & the Environmental Impact?

How is tenant housing getting better for that? And you are posting these out to the tenants as well who’s Landlord has applied for a licence. Yet, the tenants whose landlord hasn’t applied for a licence, is none the wiser.

If you do get all the 32,000 houses eventually, that is 1,024,000 pages sent out just to Landlords wives/partners, never mind the rest to the tenants. 

This is a colossal HUGE amount of wasted money.

licensing here asks to list all other property and tenants in and out of area . I presume they intend to write to all 120 of them . its all about self justification and job creation . nothing to do with solving real world problems i am afraid , but they do like their paperwork .

I refuse to be part of this latest rediculousness. When licensing is announced, I sell. I am a good experienced landlord with happy tenants in nice safe properties but I will not be part of this onerous stupid regime. Just look at the way councils do things. Look around your area and make a list of whats worst about it. How many are built / run / sanctioned /organised or under the control of Councils past and present. Councils are good at one thing in my opinion - parks and gardens. (Although at the price -they should be!) everything else is usually an expensive balls up.
Look at all the social issues - how many originate from council house estates? They throw huge amounts of our money around on ‘projects’ and ‘consultations’ which any private company would sort out and decide much faster, better and cheaper. In my previous career I went into hundreds of council houses and believe me if many were mine I would be ashamed. But now we are compelled to be told how to run ours by Councils! In probably the most beuracratic / rules is rules / infexible / expensive and least common sense way!
This is all about raising money from ‘the golden goose’ PRS. Also its about control. Councils are power mad and pick up on any excuse to control us miniuns. The more control in place - the more staff become ‘vital’ and so jobs are secure. The bad press caused by a minority of bad landlords plays perfectly into their hands.

I sympathise. However I don't understand your comment about insurance in April. Why is it more likely to be due in April than any other month? Mine are not due in April.

Yeah Peter, I've heard about some other schemes asking for other area houses, I feel for u. Nottingham will say See u han't got it too bad.
They just gonna' drive so many of us to say Enough is enough, u giving me too much to do.

I had to go clear a drain toilet this morning, I've not done one for years, but I was passing, so had a look.
2 days ago I had tenants boiler clock break.
My Licensing office is BRILLIANT & I ask him to pass messages onto the imbeciles who han't got a clue.

I have to inform them, log on, fill a form in, every time one of my houses goes with a Letting Agent. Within 21 days I think he said.
I said to him, Now do I go do your form or do I find, locate, order a boiler clock for this woman who's lived in house 11 years?
'Cause that is the crux of it. We can't do both. Something has to give.
I'm getting to the stage, as are other landlords, we CAN'T do a good job for our tenants, as well as do all the admin for the council. IT DON'T WORK. ONE OR THE OTHER. What's it to be?
Do I fix the tenants house or do the Licensing Admin?
That is the decision we having to make.
So if that puts me in a position where potential fine, just for trying to get my tenants boiler clock as new, then I'm gonna' have to pack up.
I'd maybe earn more on investments if sold the houses, no phone call ringing, no risk of a fine, no hassle, no abuse, no Licensing fees or admin, Licensing has & will force many others to sell. They've gone way to far with the admin & bureaucracy side of it.

The real REAL losers are the tenants, much more so the vulnerable tenants who ain't got £1500 to go to a Letting Agent.
We already seeing this in Nottingham now, with the homeless, I think the Council has spent £15 million quid or so on having to buy houses for the homeless. Am I Einstein to see that Licensing is making loads homeless or are the council thick?

Nottingham EMPO, the Landlord association for the East Midlands, their discounted scheme for the majority of Landlords, take you to April & then going forward, all renewals are in April to coincide with Tax year.

I see. Assuming that most Nottingham landlords use this scheme then it makes sense.

Yeah I do try & be loyal to EMPO, as they make a good chunk of wages out my insurance renewals in commission to them, they have deal with EMPO do discount for EMPO members, & get a bit of a kickback. Not a lot from one house, but my multiple lot is nice needed income for them.
Although I know we they have to be competitive too.
