Price Guarantee Landlord Insurance with Property118

Landlords Insurance - Landlords Buying GroupSeveral years ago we were approached by an insurance broker who told us we could save a lot of money by combining our landlords insurance policies into a block policy. This was the beginning of our landlords buying group.

At that time we were in the business of arranging mortgages so we told our landlord clients how much money we were saving. They combined their landlords insurance policies with our block policy and so the scheme started to grow. The bigger our landlords buying group became the more negotiating power we gained.

I am in a process of transferring my properties to the insurer recommended here. I have to say, I am not overly impressed. Indeed on the first property they matched a quote provided by NLA (my current insurer) because I was referring to P118, on the second one (content only) they were not competitive at all, they lowered the price to slightly higher than NLA, because I am an existing customer, but some conditions are worse. I have 3 more to transfer, when the current insurance expires and then I will see if it was worth it (requires 1/2 hour on the phone each time I get a quote, as opposite to NLA insurance, which renew automatically). Maybe when I have all properties under 1 umbrella I will be better off. That remains to be seen

Thanks Jason for your offer. Indeed you will not be able to identify me. As soon as I have some time I will revert. But I am giving this a benefit of doubt, I will see how it will pan out with a bigger portfolio. A new quote request will be coming to you some time next month.
Thank you for your reply!

Thank you Whiteskifreak if you try us again as we always have the backup of our expert Jason 🙂

Obviously a new policy will always take longer than a renewal, but we hope to make it worth your while.

I started a quote on my btl property and discount insurance called me even before I had finished and sent the form. I found they were very pushy -the first quote they gave me came in at £250+ and ended up at £99, whereas my previous insurer had quoted £109 for renewal without any discussion. I agree with Mr Mellor and cannot understand why they are unable to give a competitive price when they are supposed to get the best deal for us - the customer.

Hi Maggie

I personally insure five of my properties per year, and others are covered via block insurances, but quite separately I am also an introducer for an insurance broker. I used to insure via a landlord group, but when I asked my broker to provide a quote (without giving them the renewal figure) they came back with a massive saving, whereas the Property118 insurer only came back with a small saving (but did say they would look again if I gave them the competitor's quotation details, - which I did not do). Surely it would be best just to give a best deal figure in the first place, rather than only beating the price if the landlord gives the quote details of a competitor!

Hi Maggie

I am glad that Discount Insurance did beat your price, even from a very low starting position. In terms of being pushy, the landlord insurance market is very competitive and most brokers will operate a call as soon as they can policy to try and speak with the customer. By speaking with you, they can apply best terms. Once they are told a price they have to beat, they can use their relationship with insurers to invoke a price match or beat agreement, which is what happened here. And also possibly what happened in the other case mentioned here by Mellors - knowing the price to beat gives the broker the maximum opportunity to discount price to win the business.

Nonetheless, I have passed your comments on to Discount and asked them to approach customers more sensitively.

I hope that explains it and if I can help any further, please let me know.

I moved all my business to them last year and they saved me a fortune, but will they automatically be the cheapest this year if I renew with them? Or do I need to still shop around?

If you are happy with the renewal quotation, and have been happy with their service etc, then stick with them. If unhappy with their service, or their renewal price, then take your business elsewhere. If unsure, then shop around so that you've got some comparisons, and then decide whether to stick with them or take your business elsewhere. However, always make sure that if getting quotes elsewhere, then you are comparing like with like, and are not being giving a lower price because it is an inferior policy.
