Is the government’s PRS Database registration putting landlords at risk?

Hello, Although such cases may be in the minority, we had a tenant who turned out to be a criminal. He passed our excellent usual letting agents checks, but DBS checks are not done and would anyway require agreement from the individual, hardly likely to be given by someone with a “dodgy” past.

He viciously vandalised his flat, scared other tenants into leaving, threatened us continuously and went on to set fire to his flat during the (pre-RRA) S21 eviction process before bailiffs.

On one occasion he visited our home (150 miles from the flat he occupied) at night and sabotaged the brakes of our car, days before we were due to drive the 150 miles for a court hearing to evict him.

He had our home address on his AST. As you may understand, we are now very wary of letting tenants know our home address, but I believe we are obliged to disclose it on the forthcoming Landlord Registration database.

Is this yet another example of our darling government’s campaign against landlords?

    have had similar. Tenant threatened to kill me and burn the rental and my house down. All on police record. VERY concerned about having my name, DOB and address on a public D’base.

    From what i have read, you can enter a valid UK address where legal notices etc can be served (such as agents) it doesn’t have to be private home address. Hopefully that is true!

    Nuts isn’t it. Can’t use PO Box address apparently.
    The petrol station don’t have the kiosk workers address above their head, I’ve upset u, I live here if u wish to visit me at midnight.

    The details of what data from the landlord database will be publicly available have not yet been released.

    The NRLA says:

    “When the public portal is available and tenants can access the database, the Government has indicated they will have only limited access to ‘key legal requirements’, while also balancing landlords’ privacy concerns.”

    Yes that scared me because I’ve had a similar experience. Luckily my current tenants are lovely and I will sell when they leave ….. ironic that you can decide not to be on the public voting register but not on this.

    I’m looking at the same. Seems you have to use your residential address for the main account setup then a ‘served’ address for the rentals. I have no plans on having my personal address on the public facing side of this. Mind you……we know what Gov is like at securing data and if someone really wants it how easy it is to find out anyway. My concern also is how someone could potentially link all the properties owned back to the one owner and then target them for fraud etc…..

    I know you have to pay for it so depends on how many rentals you have etc but I’m looking at MBE for this element of it as they have staff during opening hours able to accept things into your street addressed mailbox.

    Ive also had threats. Outside Court where we had no alternative but to evict a tenant.

    I suggest you rent a small office in business centre to be your address.

    Firstly I hope all these violent criminals who have threatened landlords are doing long stretches (without early release). If a prospective tenant refuses a DBS check , which is a must, as these people are now a large minority, they should just be rejected. They are applying to occupier your valuable property and put your life is at risk.

    You will not be allowed to enter a letting agents address, an accountants or solicitors address or a business address nor a PO Box.
