Hello, North Norfolk district council is charging me one day’s council tax because the tenant moved out at 11am on the 9 /8/23. The new tenant moved in on the 10/8/23.
As the tenant didn’t sleep at the house on the 9/9/23, I’ve got to pay one day’s council tax – this don’t seem right.
I’ve told the council they will get no more info from me in the future – and he said ‘more work for the girls in the office’.

The Council only know what you tell them. if you say tenants left on the 9th @ 1pm you will be charged for that day
If you tell them Midnight 12 ‘O’ clock or 00.01 hrs they will be happy chappies

Its not a theory, just say tenants left @ 12 Midnight or 00.01

Our rates collector is so vindictive he sent us a bill for 11 years worth of council tax. The property was rented by the same tenant for over 15 years, he paid all his bills including council tax every month. He moved into another house with his girlfriend but continued to rent our property paying council tax on both properties.
Apparently a tenant is only liable to pay council tax on one property, when he eventually gave up the property and a new tenant moved in the monster in the council tax office sent us a bill for £33,000, with no explanation. The tenant rang them and said he had paid the council tax but they would not speak to him as he was no longer registered at our property, he asked for a refund of his council tax (as he was not liable) they ignored him and continued to chase us, issuing a summons. We fought this for months until eventually the council agreed with the tenants permission to use the money already paid by him to cover ‘our debt’.
Beware if a tenant continues to rent your property but is registered at another address you will be liable for council tax.

It will cost the council more to temporarily change the occupier detail, generate bill, send bill, take payment for bill, than the actual money received from the bill. So it’s actually costing them money. Of course common sense does not prevail as no one is accountable.

our ast agreements commence and expire mid day
we simply send the council a copy of the ast documents

Council goes by what you tell them.
Tenant moved out midnight on 8th
New tenant moved in 00.01 hrs on 9th
They will be happy chappies, never had a problem

Yes, you can do that BUT I can tell you that having written software to catch benefit cheats you may have to prove you actually lived there by moving your electoral roll registration and have utility bills in your name at that address, otherwise it could easily be argued you were not living there

I wonder why landlords are almost put in the same category as benefits cheats? And why are we always ‘proving’ ourselves? Decent landlords are providing homes that the local ‘authority’ no longer do with integrity. The Electoral Roll is a nonsense with our data being ‘sold’ to double glazing salesmen etc.
Lets just be tagged and tracked…as potential criminals.
Oh dear, some landlords are really like compliant lambs to the slaughter of ‘authority’ Sometimes legislation is an ass because its not law. Landlords need to know the difference and call out the BS.

I am a landlord, but I have also written software to route out landlords who have benefits tenants but are not known to the council as a landlord – this software is used by a number of councils .. beware big brother is watching you
