I had a mixed portfolio of some properties in my personal name and some in a limited company. I worked with Nicky Kita and Gular Nariyeva at Property 118 alongside Cotswold Barristers to incorporate all the properties held in my own name into the limited company, and to turn the company into a Family Investment ("Smart") Company structure. The whole team were fantastic and I feel incredibly grateful that my cousin pointed me in their direction after he saw one of their videos on YouTube.
Nicky was extremely knowledgeable and ensured the advice she provided was tailored to my specific situation. Gular was also especially responsive and helpful, and answered any questions I had quickly and clearly.
When I was researching my options, there were a few parties I spoke with who tried to criticise Property 118 and Cotswold Barristers. As a result, I spent hours fully investigating what was said, speaking to numerous people at Property 118, my accountant and other legal firms but it was all found to be false.
I honestly can't recommend Property 118 highly enough. If you're thinking of incorporating, these are the people to work with and I wouldn't waste time looking elsewhere.

We had a couple of great virtual meetings with Nicky Kita where she fully explained the pros and cons of the process and gave us detailed explanations of how it would all work. We incorporated our property partnership in Jan 21 following an initial consultation with Property118.
At every stage the communication and explanations of the process where clearly explained
Mark Smith, the barrister at Cotswolds, was incredibly patient and guided us through the entire process.
The biggest stand out to us was the assurance that support and guidance would be ongoing after incorporation. This was clearly demonstrated after we received an enquiry from HMRC into our eligibility and structure of our incorporation. Mark Alexander and Mark Smith ably assisted our accountant to put together a robust response and copies of all documentation.
HMRC were fully satisfied and their investigation was closed within a matter of months.

I was introduced to Property 118 by my principal contact at St James' Place Wealth Management who suggested I seek expert advice in connection with various residential properties my wife and I own.
Following an initial consultation with Alex Caravello I knew I was in safe hands. My wife and I started our journey in the Private Rental System 2007, one property, accidental Landlords after buying brothers share of parents’ house. Thereafter we purchased a Holiday Let in Cornwall and by 2020 had seven residential let properties and one holiday let.
During lockdown we took stock of our portfolio, future succession plans, inheritance etc. after much research and a consultancy with Alex Caravello, felt the Property 118 scheme answered all our requirements and more. This was April 2021 and when digesting the cost decided we should get a second opinion before committing. After five Accountants, one Financial Adviser, 2 Mortgage Brokers, all who questioned our eligibility for the scheme, namely were we a partnership! With so much negative feedback we decided to sell the properties get out of PRS pay the Capital Gains and invest our money in investments.
October 2022, a landlord who rented one of our properties who had just completed the Property 118 process, he and his wife were the same situation as us, so we decided to commit. Immediately contacted Alex and now several months later we are operating as a Limited company, the process has challenges, however, what a great feeling, to have company and personal finances separated, secession plans, Wills etc in place for our children and grandchildren.
The support from Alex and the Team has been excellent and as most people who have gone through the process we can say “Wish we done it earlier”.
