The government have published a mandatory Renters’ Rights Act information sheet that all landlords need to give to their tenants.
However, the government and councils are going to fine me £7000 for not giving tenants, who have lived there 25 years, a letter that the government has just brought in in 2026. With the amount of tenants I’ve got, that could be a £1 million fine.
This letter, the tenants can get off the internet anyway, faster than me. My lot are benefit tenants, so they’ve got more time than me to get this letter.
They can get this letter because you, the government, say they are responsible enough, that’s why you pay them the Housing Element rent money directly. Oh, they’re not responsible now when it comes to stuff you can fine the landlord for?
Do you know what Nottingham City Council, I don’t want the houses anyway. I’m only keeping them for the tenants. What do you think I am going to do now? I’m already selling like wildfire. Do you think I will keep any houses now you’re bringing these sorts of actions in? Is this going to make houses cheaper for your tenants?
Is this going to increase supply for the tenants?
We are not criminals, we may make a paperwork error as you’ve bought in something like over 176 new rules since 2015 and I’m getting older and can’t keep up.
Tenants were safe before Shelter and Generation Rent started breaking things that were working for 80% of tenants.

Hope u right. U could be right.
But are we to know now? Or in 10 years when we can’t prove something?
To even bring that in to Housing Providers who a lot of us don’t even want our houses is an absolute shock. Even £1 fine would be too much. We don’t deserve it.
Govt just aren’t getting this, they think Ooh Greedy Landlords out to make money, we’ll say something to please the renters. We don’t even want the ruddy houses. We better off financially & time wise without the houses. They creating a sxxt storm for tenants. Give us an hour on BBC1 & we’ll educate the renters. All my tenants know the harm the Councils & Govt are doing.

Well raising the rent doesn’t come with a £7000 fine each tenant. And you getting something for your effort.
And an email or phone call to raise rent doesn’t need to find proof in 10 years time.
It’s the principle, an extra thing on top of 176 extra things. When there wasn’t a problem before with good tenants good Landlords.

Like Mike Roberts we have been in this game for over 32 years now. I’m a builder and thought having rentals was a nice safe easy way to earn a modest income after the mortgage which with long term growth perhaps give me a pot of gold when I retire.
The rules,the regulations and the laws plus courts set against the (considered rich)landlords is now almost overwhelming and only getting worse. I’m 72 with 35 rentals and have had enough the landscape has changed so much and who are the real losers in this scenario the tenants! The do gooders think they are doing the right thing but all they are doing is making good landlords out as rouges or criminals and treat our services with disdain.
I’m reaching the end and starting to get rid of properties this landscape is no longer for me

Yes if it was as should be, I wun’t use the word easy, but not torture, then some of us would keep the houses longer if no problems by tenants or Govt or Councils.
We Housing Providers, many of us don’t want the houses, only keeping them for the tenants & what you want to fine me £7000 each tenant for not giving them a letter?
Are u listening to me, I DO NOT WANT THE HOUSE. But if I sell, tenant is homeless as u haven’t got anything for ’em.
