Please see the response from Fergus Wilson to the article “Kent Landlord – Hero or Villain“:

“Hi, I have noted the Property118 article this morning.

Property 118 talks about Zealots. We call them Petty Little Hitlers (PLH).

A Council Officer can never be wrong. He is always right and when he is not right he is never wrong!

Ashford Council brought a case against me for no hot water for not acting quickly enough! The Council then had to withdraw the prosecution for not acting quick enough itself! It was out of time!

The Council then said we will set up a procedure to help if you cannot find a Gas Safety Engineer! Well what a great idea!

However, the reality is this. No one Answers the telephone. It turned out all three in the Chain of Command were on holiday at the same time!

So this is all about an Organizational Deficiency at the Council! It is nothing at all to do with Single Mums or Pregnant ladies!

I certainly never mentioned them and it is a total figment of the imagination of Journalists who do not apply the standards of journalism they should abide by and amend to the point where they focus on something that is untrue.

What the real issue is at the moment is the serious shortage of Gas Safety Engineers!

Joe Public things the term plumber and Gas Safety Engineer are interchangeable terms. They are not! Plumbers are in short supply but Gas Safety Engineers are in even shorter supply!

The Council says it has the answer and is there to help!

I am afraid it is Hot Air!

You and I think alike.

I wonder whether he dropped his rent by £50 a month for every 0.25% reduction we had in interest rates a decade or so ago?

From Fergus:

Any new tenancy will go up by £50 from tomorrow morning.

For existing tenancies all increases will be in the fullness of time observing all legislation.

All existing tenants have some protection for a period but ultimately the rents will go up.

To answer the question if Bank Rate decreases will the rent go down by £50. The answer is Yes.

When Base Rate dropped from 0.5% to 0.25% we did put the rent for new tenancies down by £50.

Also, if the local market will withstand a £50 rise on rents, surely Fergus would have been charging that with or without the base rate rise?

The base rate increase will not automatically increase demand, but I do accept that it will put some FTB’s off buying, and that might affect demand slightly. I think the extra £50 increase is more likely to result in prospective tenants choosing other properties instead of those Fergus has available to rent.

I don’t think a S.13 is required if tenant agrees to rent rise.

I do about 100 each time (and have for the last few years) and never had a refusal. Could be regionally specific as to how tenants respond.

OK, that makes more sense.

I’m sure all professional landlords will charge whatever the market will take. Rate hikes and government landlord bashing will clearly have some upward pressure on rents.

But that wasn’t what was first said.

There is a shortage of Firemen, Gas Safety Engineers, Brickies, houses, nurses, GPs, surgeons!

There is no shortage of tenants!

U telling me Monty.
I’m seeing which tenants I’m visiting & passing tomorrow & done 3 rent increases for ’em.
I don’t want to do ’em, but Licensing forced us into this. I’m still below the market rate, but these are tenants on HB, lower end of working wages & I’ve tried to not increase for years, but can’t do it any more.
