Hello All at 118 Property, I have a question, I’m in the process of buying a house to let. The Electrical safety report done in 2017 highlights the Electrical enclosure of the power unit to be of flammable material. the report shows C3, Improvement recommended.

Does this mean that it will fail it’s next test when I get it inspected again? Should I raise this challenge with the seller.

A Code 3 means ‘Improvement Recommended’

Something has been identified that does not comply with the latest regulations but isn’t considered dangerous or present immediate or potential danger. However, it would result in a significant safety improvement if remedied. One code C3 on its own should not warrant an overall unsatisfactory report.

If you are worried about the problem and the C3 you could for now install a linked smoke detector near the unit. Or build a 60min fire rated cabinet and smoke detector therein.

I have previously read that article and assumed that the powers that be are not so stupid as to expect a C3 to be a part of remedial action or recommendations they speak of that appear on the EICRs. Otherwise we'll all be doing nothing else than constantly running around our properties changing the installations everytime they change the regs- and the reg changes are changing every couple of years or so at the moment. 2008 17th edition 2011 amm1, 2013 amm2, 2015 amm3, 2018 18th edition, 2020 amm1 just come in and amm2 planned for 2022.

However my assumption on their lack of stupidity could be an overassumption of course!

And if so we'll need about 5x the amount of sparks we have now to keep up and I'll be making it rich with the laws of supply and demand on my sparks business whilst the supply plays catch up!!

They're not that stupid..... are they??

Yes I remember that fiasco and I have to confess my naievty in crediting our governments with actually having a clue in whatever they do.
Lets just hope the status quo remains in terms of dealing with fault codings otherwise there are going to be a lot of out of pocket landlords and a lot of busy electricians driving Porsches instead of vans!

Ridiculous state of affairs- but isn't it always the case when they play games with landlord and tenant stuff?
