The report lasts for 5 years bit like a car MOT

As a landlord if you suspect a prior tenent has tinkered with electrics making them unsafe you have a duty of care to have them checked out to prevent you being named in a criminal prosecution if someone was injured

So No you dont have to undertake one after tenant changes but would advise doing if you suspect a problem may exist to protect you and your business... Read More

EICRs From Hell?

Last year I recorded this interview with an electrician which Property118 shared for everyones benefit

From how you describe this - it sounds like the electrician may have used this for fishing for work

Given that to undertake the tests and capture recordings they have to connect into wiring at different points I would suggest he hasnt put something back correctly

What you report as fault would have shown up on his diaganostics report you get a copy of and would not have passed

I would ask to review this before you ask his trader body to review the report and a complaint you will be filing

This is a great post and demonstrates one size doesnt fit all. I would also suggest you take a big picture look at what you are doing / being advised.

By all means sell of non performing properties and restructure gearing if it is the optimal thing to do for your business

My advice is take take a wholistic look at all taxes and work several calculations out to find the optimal solution. Mark will do that as part of the process.

Examples of what I mean are
1> Continue as you are until all personal IT losses used up
2> Would you pay less total tax IT CT CGT SDLT by incorporating before all losses used up?
3> What is the optimal timing to begin the process so as IT are used up it switches within a very small timeframe so you arent clobbered with Section 24
4> What possible changes could impact your decisions
5> Depending on age / family circumstances how does this sit with your IHT planning a tax often over looked when worrying about today we forget the whole of life tax cost
