CGT payment on sold property will not be due for some time after sale, so first charge is pretty pointless ?? I'm sure they will force sale of further property to recover tho

On the "50% are mortgaged" point, none of my 4 properties are mortgaged, but I have borrowing against my home to finance them, which is cheaper than BTL finance.

It is probable that many others are in a similar position.

Arrhh....now I understand your point. When you remortgage a property though. ...is the maximum not 75%-80% ltv? Does your scenario imply your property not being sold with 75% discount to market price?

Monty, You state that "Landlords have hitherto been responsible for building 57 percent of new builds" - what you mean is that in the recent past, landlords have been responsible for buying this proportion. If we were not there, they would have sold to some other sector - granted not at the same price, but they would have been sold. Plus the government has large grants for corporates to build-to-rent, so if we had not been there the builders would probably have plugged into that and become landlords themselves. Your view is too narrow.

Your view is also very simplistic.
No builder / developer would have had the confidence to build as much houses if the ready available 57% BTL market were not available. They would build less with all the consequences of that - higher prices, higher rents for the few available rental properties, less building activity with its effect on the wider economy, etc.

Yes, Anne, I'm in the same area and most of mine (bought in 2006-7) are now in negative equity even though they were bought with 70-75% LTV - house prices up here just haven't recovered (at least not in areas where people rent, on the coast, possibly).

Yes exactly James. I have had some amazing bargains bought in auctions, so if a house had been bought from an estate agent or even more so if it had been a new build when originally bought, it could easily sell at a 25% discount and probably even a greater one than that. Properties I bought in 2007 are only now returning to the price I originally paid. It didn't matter about that because they cash flowed fine and I was in it for the long haul but if I had had to sell in the depths of the recession the results would have been dire!

Yes, Yeovil (Yobville) was exactly where I was thinking. I actually quite like the place, despite some very dodgy areas.
