What is the best way to get my properties to an EPC rating of C?

Hi, I bought two houses in the 1990s and these have a D rating. One is a five-bed and the other is a six-bed house both of which are HMOs. I have made improvements as requested by the council to obtain and renew the HMO licences.

Both houses are on three floors NOT including the basement. I know that we will at some point need to improve the rating to a C. I am looking for some advice on what would be the best way to get my properties to a C rating.

The houses were built in the 1920/30’s and are student houses.

Just a point on Combi boilers are we saying they achieve a lower EPS score than Pressurised system?

I only ask as my Boiler is 15 years old and will need a change soon.

Not an expert but my understanding is that combi probably scores best for up to about 5 users buy you should do your own research.

Not necessarily great advice I'd say. If these are HMO's and the landlord is including bills in the rent to tenants, it's his/her benefit to improve the energy efficiency of the properties.

Whether the new legislation comes in or not, the landlord will end up with a better performing building that is ultimately worth more by carrying out improvements.

Just be aware and conscious that a combi-boiler would be unlikely to work well for a 5 or 6 bed HMO - you need a decent system boiler with an unvented cylinder

There is now a simple way to massively improve the fabric of properties without expensive EWI (external wall insulation) or by losing space in rooms with traditional internal wall insulation.

I have found a fully tested tested & certified, high performing thermal insulating paint that can be applied at just 1mm thick on the internal side of all external walls and the top floor ceilings of the property and on pilot projects gave an uplift of 24 SAP points. This would take a solid wall high E property up to a low C without having to make any other improvements.

I find this hard to believe after just completing an Energy Accessor course recently. Do you know when the SAP change came in. What year?
