Tenant refusing gas safety check
I have a tenant who keeps making excuses for not keeping an appointment for an enginer to carry out the annual gas safety check. ![]()
He is in arrears to me for over £1,500 and I suspect he may have had his gas cut off for non payment of bills.
The previous certificate expired a couple of months ago and I’m wondering if I have any liability given the fact the tenant is responsible preventing the check.
Any thoughts?

Well said, Mark, totally agree, Mr Kent was more than a little offensive and gives no credentials to back up his “superior” experience.

From Gov.uk:
You must give your landlord access to the property to inspect it or carry out repairs. Your landlord has to give you at least 24 hours’ notice and visit at a reasonable time of day, unless it’s an emergency and they need immediate access.
It doesn’t say what to do if the tenant refuses
