Should I sell at 75 and if so how should I go about it?

I always said I’d sell my small portfolio of 4 terraced houses, situated in a Northwest town when I reach the age of 75. I’m nearly 73 now, but thinking I should sell now, as the market seems right.

Each of my houses is tenanted with good tenants who have indicated that they are there for the long term, one already entering a 6th year. Rental yields are fairly good, but as house prices rise unless rents increase (fairly substantially) yields will drop. Ideally, I’d want to sell the properties tenanted.

I would be grateful for any responses from members on this forum to my queries/concerns:
– Should I sell as a portfolio or individually;
– Untenanted;
– Use an agent, if so a high street one or a “specialist” buy-to-let selling agent and if so where do I find one?;
– Selling property can be a messy and drawn out business, something I am not looking forward to, how best can this be minimised?

Any tips, advice, experiences would be welcomed.

Seems to me that Property 118 could do with a permanent a buy and sell page or section where retiring landlords or those selling excess properties can contact those landlords wanting to buy. Perhaps Property 118 could facilitate this and charge a nominal fee for each posting?

Unfortunately, we did try a Portal for selling Landlord property but no one was interested when it came to any kind of costs.

9 of them 2 bed Purpose Built Maisonettes and the 10th is a 1 Bed Two Story house
All in the Uxbridge, Hillingdon, Hayes area, UB3 1ED to UB8 2SZ all within 3 ½ miles of each other (6 mins drive)
Transport links
a) Heathrow Airport(3.7 miles) 9 mins via Stockley Rd/A408
b) Tube Metropolitan line and the Piccadilly line. Uxbridge Tube Station
c) Train Hayes & Harlington station Crossrail station connecting with the new Elizabeth line
d) Bus A4020 Uxbridge through to Shepherd's Bush
e) University Brunell right in the middle of the Portfolio Max 2 miles
Reason for selling, we are well into our retirement years.
