RogueTenantRegister.co.uk – feasibility?

Why has no one started a rogue tenant register? I am ready to….

I have done extensive research on the idea as a multi landlord myself, and the only possible problem I come across is adding a tenant to such a register without a conviction may be legally questionable.

Does anyone have an opinion?

I have funds and the capabilities to create the site, but before ploughing on would like to first see what other property118 members think

    Many Landlords have been ‘stung’ by Tenants who CAN afford to pay but choose not to.
    Lets be honest, the lack of effective legal process almost encourages rent default.

    guarantors are not always the ‘golden ticket’ ticket though. Time, effort and cost taking them to court to pay up and the courts always seem to find a glitch to let them off…its as though it is seen to be ‘unfair’ for someone else to take the rap for a bad tenant, but for a LL to take the hit, then in that case its ok. After all you are the Landlord and you are making money in this game!

    Making a money claim against someone is THE only easy and cheap process that exists in the civil justice system.
    I’ve seen defective Guarantor documents that only bind the Guarantor for the initial fixed term and so long as the document is properly drafted.
    I’d recommend it signed as a deed ( witnessed ) then it should be really difficult Not to be successful against them ( and the tenant of course.
    You’d bring a joint money claim against both ( unless you already had judgement as part of a Rent arrears possession notice. )

    KISS.
    Many problems would be overcome if the questions was simply: “Would you rent to this person again?”
    Not defamatory. No one will bother to enter details unless there was a reason to.
    Kept confidential perhaps to those that subscribe??? (Or 118/NRLA Members)
    Leave a contact email to ask the originator for a fuller Reference in the conventional way.

    I agree and think rental payments on the credit file should be compulsory. It would also help good tenants that want to get a mortgage.

    An alternative to a Rouge Tenant Register could be a Good Tenant Register. It would take a while to become effective and require a strong following, but might work given enough time.
