Why has no one started a rogue tenant register? I am ready to….

I have done extensive research on the idea as a multi landlord myself, and the only possible problem I come across is adding a tenant to such a register without a conviction may be legally questionable.

Does anyone have an opinion?

I have funds and the capabilities to create the site, but before ploughing on would like to first see what other property118 members think

There used to be a very successful database operating some years ago. It could be broken down to regions where LL could update themselves on movements of defaulting/damaging tenants. I know this as a fact as I used the resource. It worked just fine and I do not recall any legal issues at the time.

As for the tenants Human Rights. Are Landlords' Human Rights not so protected under Article 8 of the Human Rights Act?

Urge all LL to go read. When there is so much negativity about a sound proposal dove like LL deserve all they get.

More Hawks required. I am willing to support and indeed create a legally constructed /operated database.

Bring it on before I bail out of the PRS, Oh and btw the gobby Shelter lot are still calling for a Rogue LL database.

Start a GOOD tenant register. When a good tenant leaves simply ask them if they would like to appear on the register. What GOOD tenant wouldn't want to be included? If the name you are checking doesn't appear on the register you can assume that they are NOT a GOOD tenant. Nothing defamatory there.

Trust Pilot / Good tenant Register would be easier to achieve.
We have seen the rise of reviews for Airbnb / Booking.com guests which ask for factual scoring on things like compliance with house rules, cleanliness and communication (some with added comment facility) and a final question "Would you host them again?" This would address the basic requirements and tenants could elect to be included.

Tenants could be asked to consent to be added to a tenant register at the start of their tenancy. The register could show their registration date and number of tenancies (with dates). Much like a cv, any gaps would need to be explained.

Those who do not consent to having their tenancy being logged on the register would exclude themselves from most landlords short list.

Clearly funding, administration and redress would need to be addressed and measures put in place to avoid fraudulent reference histories.

Why not start good tenant site.
If you had a satisfactory tenancy put complementary report on the site which subscribers landlord ONLY can see.

Point one Tenant are not subscribers

Point two tenant should not know such site exit .
Point three put good report so ex tenant cannot complain .
Point Four on starting the make tenant sign in small print they don't mind landlord giving GOOD REFERENCES to other other member Landlord .
IF NEW TENANCY APPLICANT FOR YOUR PROPERTY IS NOT IN THAT GOOD REFERENCES BOOK THEN NOT GIVE THE TENANCY.
No need to give reason why tenancy is not granted. No need to mention to any one that GOOD REFERENCES SUBSCRIBERS GROUP EXISTS.
We will cross the bridge when time comes . End if the day its " good tenant list. Good reference list . And they signed not objecting to be on good tenant book before starting a tenancy.
I am in for any such log .
Shekter with Government have made landlord look bad . Landlord have invested hard earned money to support pension , children education and don't want be on benefits are penalised.
Government and other don't want to know that also landlords themselves were first time buyers one day . Only lot of sacrifice to save up deposit and then working and putting in hours is the reason to climb up the buy to let ladders . Nobody became multi landlord overnight. Majority put lot of hard work to make a profit from Buy to let.
I will support any such software that is a solution to rouge tenant list .

Only take on tenant who are on good tenant list.
If tenancy was unsatisfactory then landlord is not obliged to give good references.
Without conviction landlord is not giving bad references. There is no defamation. But landlord is not giving any reference .
Don't give tenancy to anyone who cannot produce good tenant references from ex landlord or is not on good tenant list
