Local council is offering to lease my flats?

Hi everyone, My local council is offering to lease my flats on an interim lease agreement, whereby they would use the properties as temporary accommodation for households owed a duty under S188 or S193 of the Homelessness Reduction Act.

Can I ask if anyone has done this with their properties and let them out on this basis?

What are peoples thoughts and experiences of using their properties for this purpose, and what are the risks involved?

I rented my flat to a company who then sublet to council tenants. Nightmare. The flat is in an awful state and the repair costs massively exceed the deposit. The tenants also caused lots of problems with the neighbours, eg noise disturbances late at night, which then came back to me as landlord, taking up my time.

Our Council offers 20% below what they consider to be market rent and all maintenance/tenant damage is down to the landlord. Strangely we didn’t go down this route.

Further to my previous comment- if you don't obey the rules £30,000 - unlimited fines could come in which seems to be the norm' these days.

Make sure you have solid floors
Otherwise the floorboards will disappear for fire wood ..lol

Hi Martin - my experience with South Ayrshire council over 10 years of their scheme has been overall negative - started out ok but poor communication has been a consistent factor - I wouldn’t do it again - anti social tenants - damage to property etc - although did receive some compensation - better to try and get a good tenant who will look after your property for a fair rent

DO NOT GO THERE! LA's are desperate to find a vulnerable LL.

Or put it this way...if its such a good deal why are they asking you? If it was such a fantastic deal they would not have a homeless list in existence... every LL would be offering accommodation left right and centre.
