Landlord sending mail to rented property?

Hi all, My landlord in the UK is allegedly abroad but has told the managing agent that he wants all his mail to continue to come to this rented property even though he doesn’t stay here.  Is this legal or is it right?

He also insists on having one utility bill in his name. This sounds like some sort of tax dodging or other dubious plans at work here

If we were to reimburse the landlord for the utility bill are we liable for participating in any dubious scheme he may be involved in?

I would think this is a Brexit problem as the UK banks decided that despite having accounts for years, post Brexit and expat landlord had to close them. This was because financial services were not part of Bojo's awful deal with the EU. So they now need a UK address. So just consider that the landlord may have to sell up and so you may need to have a new address.

I'm no fan of Brexit, but this is not related. I was an ex-pat in the Netherlands for 8 years. It was always the case that UK high street banks expected ex-pat accounts to close /be moved off-shore. Barclays suggested I move my ordinary current account to Jersey then later to Isle of Man as international regulations changed in late 90s early 00s. I used that GBP account only from time to time, but it was very useful to have.

Every possibility that your landlord normally resides at that address and intends to return to that address once he has finished a period working abroad. He may have a job which moves him from one hotel to another for an extended period with no opportunity to have a fixed address, especially if he works freelance.
So that address could be the only address which suits him. It simply isn't possible to run your financial affairs from a PO Box or a c/o address, and he may well be keeping his credit score ticking along.
Letting out a property without informing the current building society isn't fraud, it is at worst a breach of the terms and conditions, and we don't have any evidence that he has done this. CGT fraud will only be committed if he disposes of the property without telling the tax office. If the property is held within a company structure then there will be no CGT due either. Nor if he leaves the property in his will. It seems a bit of a stretch to assume today that the landlord is going to defraud the tax office in the future when we have no idea of when or how the property will be disposed of.
Whilst it might prick your curiosity, clearly none of us know what your landlords reasoning is for what he is doing. It might be fraud. But equally it might just be for convenience, and a need to feel an attachment with the home he might want to return to in the future.

Hi. A different problem with an HMO we run which includes all bills etc. Bulb, the defuncted energy company has just emailed an invoice of £5381.53p. My last one was for £284.14 with a £459.73p still in credit! Any ideas? Before the debt collectors start jumping on me please. Thanks

Check the readings are actual not estimated, and check how the heating is set. I have a couple of HMOs and in last month I found in one house someone had dialed water circulation temp from 55c I set to the max 90c (others in the house complaining it was too hot) and in another house the lounge room stat was set to 32c from the 21c I set.

Act quickly. Bulb used estimated readings when I left them for one of my rentals instead of the actual smart meter readings. I've been battling for 3 months to get them to return £600.
Check if the readings are correct and if you're sure the bill is wrong stop the DD so they can't take it. Bulb customer services are a total disaster but I guess Octopus will help resolve that issue.

I recommend a Hive controller. Allows me to log on remotely and double check the settings.

Only vote in local elections in EU so long as the individual has lived 3 years in the country they vote in.
Allegedly if this vile Tory Government complete the changes for voters living abroad will give you the right to vote in UK GE's.
Don't know why everybody is making so many assumptions
My personal view is, if the OP not comfortable or happy they give notice and move out as not there business how the LL acts.
This is a bit like telling your mate his wife had been to bed once with somebody else leading to much upset.

I live abroad. Tax, pension and mortgage letters are sent to my Overseas address. All other post is redirected to my relatives UK address. I should add there is hardly any post and I certainly an not on electorial voting lists .
I have 3 UK bank accounts, and 5 credit Cards. All are registered to my rental property, but are conducted online….no paperwork.
The only downside is that because I am not registered for voting (past 6 years) I cannot obtain any information from credit rating companies. Fortunatly I dont require credit.
