Landlord insurance question – reporting maintenance and decoration?

Hello, I contacted my insurer to advise them of an extra tenant moving into my property. I was sent a form to update.

The insurer advised me that despite the fact that l have never made a claim, the policy now is that every maintenance or decoration undertaken needs to be reported on my property so it can be added to a Statement of Facts. The written policy l received asks only structural works are reported.

Has anyone else had similar?

If l change a tap or paint a room I need to report it. Not sure what other information they require. But l believe it’s quotes and confirmation of work completion.

This is what they advised in writing ‘All insurers require to be notified when works are ongoing, for example we note works such as:

Carpets, vinyl or lino replacement, Rewiring - full, Floorboard replacement, Painting and Decorating - Internal, Pebble dashing, Garden works, i.e. new outbuildings, walls, fences, patios, Kitchen units’ replacement and Internal woodwork restricted to new internal doors, skirting boards and architraves.’

One of my properties insurance is due and the statement of fact doesn't have any of the things like been asked on here, painting decorating ect is a everyday occurance in rental properties aswell has general prevention maintainance.

Switch insurers to an insurer who specialises in Landlord insurance eg Total Landlord Insurance owned by Hamilton Fraser recommended by NRLA.
