Sub-letting landlord insurance question – who to use?
Hello, I’m thinking of letting a property to a company given a contract with the local authority to provide temp accommodation for single unit families only (those on the existing housing waiting list). No refugees, no asylum seekers, not tenants that have ‘issues’ shall we say. Not single people – not an HMO.
Contract no longer than 6 years. LA have confirmed they do have a contract with them and sent an email to me to say how the process works and explain how the actual tenant fits into this (they have a licence with the council directly).
Just looking at the insurance side of things as I know this means it is a sub let arrangement.
Got a quote from Acrisure (via a broker I have contacted in the past), but are there other companies to approach?
What should I be looking for in their terms/policies for this type of cover? Do you always have to go through a broker?
I’m thinking a middle man just complicates things more and do you really get a better deal?
Can anyone help? Who do you use?
Cheers,
Mark

Do not let a property to these rent to rent idiots.
If they want to make money from property then they should invest and buy their own.
You will have nothing but problems.
Find a reputable letting agent (not estate agent) with at least 10 years trading history so you are able to get references.
If this rent to rent nonsense was suggested by your current agent then they are either an idiot or a crook.
Simple.

This could be a big mistake. Google rent to rent issues to understand why.
