“Landlord fits new high-efficiency boiler in under 24 hours despite tenant owing rent!” Is a headline that won’t be appearing anywhere anytime soon, however that is the reality of being a landlord for most of us on here.
I know because I have just done it, kissing 6 months rent goodbye in the process.
Of course headlines like that don’t sell papers or make good clickbait!
The crazy “Shelter Victories” and “Scum landlords” headlines will always sell more!
Hey-ho, they will miss us when we are gone made extinct by the current and any future Government and the various political lobbyists passing themselves off as Homeless charities.

It’s what we have to do and any professional landlord would do. What I don’t understand is why the Landlord thinks he won’t get rent for 6 months? Any one who has lost their job or unable to pay their rent, in the majority of cases will qualify for HB or UC. Simply get them to apply for it, help them if need be and ask for a direct payment? It really isn’t difficult and whatever they pay is better than a kick in the teeth! Ultimately the Covid19 pandemic has changed the world and how we all work and operate. If you want to secure some income, am afraid, some extra work and effort is needed …. end of rant!

I assumed he meant the cost of the boiler was the equivalent of 6 months rent.
By the way when I tried to obtain a rent increase from the DWP they told me the tenant had to deliver the letter (despite me sending them a copy) which he simply refused to do.
They very helpfully told me that was my problem!

Agreed Prakash, but I think the meaning was that it would take 6 months rent to cover the cost of the boiler. Mind you fitting a new boiler in 24 hours is headline material by anyone’s standards.

Think you are missing the point – the Tenant owes Rent. They can apply AND get all the Gov help they like, BUT, they aren’t forced to pass it onto the Landlord!

O dint think “simply get them to apply for UC” is not always as simple as stated. Some tenants Bury their heads.
I do also have a tenant who owed over 5k outstanding rent. We are going through the first tier tribunal but covid has hit meetings and timings. But in the meantime I’ve had to fit a new cooker and washing machine. Not to the same cost of a boiler but, if your not getting rent back it all counts.

IF they are in 2months+ rent arrears or there are other reasons (drug abuse, mental health etc.) then UC & HB have to pay it direct to you. Please correct me if my understanding of that is incorrect?
I believe UC may also be able to make deductions from their on-going other benefits to pay rent arrears. I’m not 100% sure about this as i’ve not yet needed to do this.

Basically it will take 6 months rent to recover the cost.
The rent owed, has been outstanding for a few months but I trust the tenant and I am sure he will pay as soon as he can.
We have had a good relationship over the past 3 years and I do want to retain that into the future.
We are all in this unprecedented situation together, so you have to maintain an air of optimism.
You can quote me on that in 6 months time!

My tenants work zero hours, they are not British and informed me, for these reasons they cant get rent help.
