Hello, I would like some advice from Property118 readers. My previous tenants caused considerable damage and carried out unauthorised electric work on my property.
How can I sue for costs I have incurred?
I accept wear and tear, but the level of damage to new items is wholly unacceptable.
To date, I have spent over £5,000 on repairing the damage.
Any advice would be greatly appreciated.

I got a court eviction notice awarding unpaid rent, almost 5K didn’t receive a penny, 10K of gratuitous damage to all sanitary wear, consumer unit smashed, taps snapped off, windows and locks broken, garden full of industrial waste collected for money. But what’s the point in pursing any of it? very hurt financially and morally but powerless. References and credit report were excellent by the way.
Tenant asked local authority, Portsmouth City Council, to be rehoused when section 21 served and was told to wait for eviction or they would go to the bottom of the housing list by making themselves homeless
