Small landlord and developer based in the Thames Valley. I have 29 years experience in PRS, mainly houseshares for employed graduates in their twenties. However though I consider myself to be a good, effective landlord, I can't see the point in continuing: the RRA and punitive UK regulations and tax and EPC policies just make being a landlord financially ruinous. I only have one HMO now, just because it's working stock sitting on land for a proposed development, but I will exit the sector entirely as soon as that situation plays out.

I too feel I could do this kind of IWI myself, but having looked closely into it, there is a major issue that you can't mark your own homework. You must get the job properly analysed and specified by someone...

Of course the tenant doesn't get to choose. The Government and local authorities know best. They know they have the righteous power to protect what the they see as ignorant, weak, always-"vulnerable" tenants from the always-evil, devious, money-grubbing rentier landlord...

The Irish are having another go at destroying their rental sector. Search Gemini for "private rental reform in Eire 2026". Summary: "Ireland's private rental reforms for 2026 introduce Tenancies of Minimum Duration (TMDs) for new tenancies from March 1st, creating...

But what about the case of a resident landlord with an existing council tax account? Surely the lodgers should be reimbursing the landlord for their fair share of the council tax, not registering separately for council tax with the council?...

Thanks GlanACC and Michael Crofts for your comments. I also can't find formal confirmation online, but I suspect HMRC will continue to value minority shareholdings in private companies at a discount compared to majority holdings, to reflect their lack of...

I only rent when I hold working stock for my development business. If I am more successful with planning permissions I will sell as I build and sell off the rentals, as they don't interest me and the risk-returns of...

I am selling up. The returns from BTL have become pitiful and the risks raised by the RRA are just too massive. Just saying "oh, you've just got to get more professional", but the rules are so strict, the penalties...

Striking how Reeves had all the verbiage at the start of her speech about encouraging investment in the UK, but then hits private investors in shares, property and savings with an extra 2% income tax. And she had almost nothing...

This government clearly feels there's nothing that contributes better to their "Growth" agenda than 11 tax submissions a year. The Chancellor may also tell us with a straight face next week that we can't deduct mortgage interest in full, because...

It's disgraceful that you supposedly can't say no on the basis that a future tenant may have allergies. What has the Government got against allergy sufferers? *No* cleaning provider, no matter how "professional", can guarantee to remove all dog, cat...

Choosing the right level of cover is a nightmare. The free RICS calculator is primitive on the extreme, and even if you follow it, the insurer is completely at liberty to claim you are under-insured and only pay out 75%...

Get rid of this person while you still can. A tenant who wilfully makes it difficult for a landlord to visit and check the property is safe does not deserve to live in such a valuable asset. How stupid, to...

Agreed, CGT on private individuals is a brutal, terrible tax. It doesn't even offer CPI index-linking, so it is little more than a tax on inflation. You might buy a house for £300K and sell it for £400K, but because...
