Hang on a minute, one of those was a regulated tenancy, is that under the old Rent Act 1977? If so tha landlords probably only getting £50 a month and can't evict!
I think, the only way we, as a group, can actually combat this, is to just keep pointing out the facts, every single time we see it flash up on social media. Point out; that the end of S21, now...
I won't be re-issuing tenancy agreements, all the existing ones will stand. Quite simply, the tenant would need to formally surrender the old one, before a new one could be signed. I wouldn't blame any tenant that refused to do...

I've already decided that the first threat of one of these civil penalties will trigger a counter threat to serve section 8, 1a notices on every single tenant I have. It will then be up to the local authority to...

Reply to the comment left by Dylan Morris at 05/12/2025 - 23:33That certainly is the plan at the moment, I'm hoping there's just a lot of scaremongering going on and once we get into it, those of us with good...
I am desperately trying to find a way forward. The 2% tax increase is neither here, nor there, to be honest, the effect of it can be recovered through a rent increase. It's all the other stuff, the ombudsman, the...
Who will need to be signed up with the ombudsman in the case of "rent to rent" arrangements, will it be the owner or the organisation renting to the tenant?
I've already decided, that in the event of my local authority coming after me for £7k, for something petty or stupid like this, or a rent repayment order, I'll turn up in Court with Section 8 notices for every single...
I sincerely hope we can, somehow, put a positive spin on the future of our industry, after 35 years, I've seen an awful lot of changes, by multiple Govt's. I've done my damnedest to remain legal. Whilst I'm theoretically pleased...
Maybe we all need a central database of cases like this, that we can refer to, to make a judgement on how we proceed. Just having a few random cases referred to in random posts gives us nothing to call...
It's the final straw for me, as my tenants move out, I'll be selling. Hopefully I won't need to evict any of them. Over 30 years I've been doing this, watching successive Govt's chip away at what I tried to...

Actually, deposit passporting sounds like it might be a good idea. You can transfer the deposit directly to their new landlord on return of an acceptable property. Might motivate a few to clear out and clean.
current estimates run between 400,000 and 500,000 illegal immigrants living in London alone. Fix that, and you'll fix all sorts of problems, not just the housing shortage.
"Partner or Pet?" come on, completely different scenarios. If a tenant does a bunk and leaves a dog behind, you just drop it off at the local dogs home, problem solved. If they leave an ex-partner insitu, you've got a...
You'll have enough hassle with one legal battle, leaving your insurer in the lurch with the tenant living in their temporary accommodation is going have them claiming against you. If you'd have started the termination process 12 months ago, you...
You were the managing agent and attempted the arrange the repair, so I guess there is a link there. Did the vendor change managing agents prior to sale, or appoint an estate agent to sell it while you remained managing...
