Tenant deductions for defrosting a large freezer?

Hi everyone, as the student changeover season has now begun, can anyone advise on a reasonable charge for defrosting a large upright freezer left fully iced up by the exiting tenants?
I can list it under ‘missed cleaning’ but what’s a reasonable cost for work involved?

Wow, I wouldn’t even be charging for something like that. Why did it get fully frosted up anyway? Was it faulty?

You can only charge what it costs you, which I assume is nothing. You cant charge for your time.

Counter argument would be a faulty seal so this would go nowhere. Suggest you turn it off then stuff the bottom with old towels and have at it with a hairdryer. Then replace the seal.

We experience this constantly with student tenants. We try to install chest freezers wherever possible.

This thread will soon go cold! Personally, I would defrost and examine the seals, replacing as necessary. Maybe consider replacing with frost free type. I wouldnt bother charging the tenant, especially if not specifically stated in the AST.

Hi You can actually charge for your time BUT do have to pay yourself and declare it as income and invoice if a LTD company, not worth it for defrosting a fridge freezer IMO

My uncle has let to students for 20 years. The end of tenancy clean is always done by an external firm and they do all of these niggly things. They charge by the hour and these costs are passed on as they are proveable. A clean student house costs about an hour. A filthy house anything up to 7 hours…..
