Carbon monoxide alarms – balanced flue boilers?

Hi Guys and Gals,

Can’t find a clear answer to “is a CO2 detector required for a modern balanced flue combination gas boiler installed in a purpose-built cupboard on a landing?”.

Some say yes and some say no.

The house in question, 10 years old, has a gas hob/electric oven in kitchen and gas boiler as above.

The flue goes up to the loft and exits out of house in the loft.

The answer is simple

It is now the law

But it also is sensible and should have been done years ago as IF the flue breaks or comes apart then combustion gasses can (and often do) escape into the room.

That and sometimes there is the possibility of leaks within the cloister and blowback through open windows.

Anyway now a legal Requirement under the recently revised Smoke and Carbon Monoxide Alarms regulations with a £5000 or so fine (more if it’s an HMO probably)

You can buy a CO2 detector unit for less than £20 and tax deductible so why quibble

For the cost of £26.25 this is an excellent CO alarm.
Available at other stores

I would put one in the kitchen with the Gas Hob just in case as well

The purpose-built cupboard is not a habitable or non habitable Room it’s just a cupboard to house the boiler therefore the habitable room is the Landing so you do absolutely need a CO Detector.

If the boiler was located under the stairs which had a door then you could argue that that space is not Habitable.

The existing smoke/fire alarms are wired which are obviously much better than battery ones. A compatible wired alarm with CO2 is £79.00. The tenants already have a portable battery CO2 detector. As a Landlord we have no control over the proper use of a battery one which does make a bit of a nonsense of it all legally. In the past I have let to students who take out batteries for many obvious reasons, mostly burnt toast, and don't replace them. I've recently replaced all the wired alarms as 10 year date on them expired. Having been told by a gas engineer and read elsewhere not needed with modern boilers with all the built in safety features thought I'd ask the question here. Thanks for replies, will replace with a wired one.

Ha Ha, it's my age, slip of tongue, bet it won't be long before the Gov insists we Landlords must have one though and find a "good" reason for it.
