Electrical Safety Certificate Costs?
I have properties in and around London and the Electrical Safety Certificate costs vary wildly.
None of the London properties has needed a certificate until now. I have had a quote for £340 for a 2-bed flat in London. I think that’s a bit steep compared to the £180 for a 3-bed home which is a 30min commute into London.
I appreciate ‘London prices’ but really – nearly double the cost?
I would be interested to know what others have paid or be pointed in the direction of fairer prices (if this is not the usual price).

My letting agent Peter James wanted to charge me around £360 for an inspection on a one bed flat in Deptford. They were charging £180 for studios and the higher fee of around £360 for 1-3 bed flats. Needless to say I appointed my own electrician who charged me £164 for the same thing – inspection and final report.

I got a quote of £180+vat for a 3 bed property CT8

I live in spalding Lincs and have all my properties here too.
I have been quoted £150.00 + vat for a 3/4 bed to include any appliances to check if have been earthed etc.
New tenancies are required to have a certificate before being let.
Already let properties are required to have a certificate by 1st April 2021

You’re getting off lightly. I’ve just had 2 flats done at £500 each. Apparently ‘this that and the other’ needed doing ??? !!!

£80 in leeds, could easily pay £100 as well. 3 bed semi.

As discussed on another thread on here, some tradesmen will use it as a cash cow rather than an opportunity to develop new or cement existing business relationships.

London 3 bedroom between £130 to £150 is the current going rate. Speak to local registered electrician as they save time on travelling.
