I'm expecting around £400, maybe a little more based on its general excellent condition - complete redecoration, electrics brand new, new carpets etc but to be honest I've always used a letting agent to set the rent and play the mind-games with prospective tenants. BUT I'm really intrigued by your last question: He's VERY experienced and well-established. What are you thinking?

Personally I love old bathrooms - even in colours. I have a lovely pink suite. It may have limited rental appeal though. Why don't you advertise it as it is and see what happens. Agents can be blinkered sometimes, I wince every time they suggest ripping out fireplaces in "homes under the hammer".
Is the picture the bathroom in question?

We have had a similar bathroom in our own home since we moved in twenty-two years ago, but I doubt it would appeal to many tenants. I object to ripping out perfectly serviceable fittings because they are no longer fashionable, it's a waste of the earth's limited resources. Do what you need to get it rented for whatever return you need. If you don't need to do anything, why waste your money?

Agent has been in town for decades. In truth I trust his judgement but I just have a huge problem with destroying a perfectly functional clean & well-fitted bathroom. 'If it ain't broke, don't fix it' springs to mind. the house has a lovely view over open countryside, sizeable front and rear gardens and in a quiet part of town. Certainly more ticks than crosses. I suppose I'd love to have loads of respondants saying 'just leave it' but I've got to be pragmatic. Haven't I?

Thanks, it DID cross my mind to dig my heels in and declare that if prospective tenants REALLY turned it down because of the colour of the bath then I'd surrender, but do I want to do that after the complete redecoration and recarpeting etc? Now's the time to act, or not act. It's not the one in the photo by the way. That was supplied by the118 people for the benefit of younger viewers who may not know what 'avacado suites' were.
