Hello, Can anyone from the Property118 community please offer me any advice? My tenant has not paid for a year (Don’t ask, that’s a whole other story!) and the gas and electric certificates are due but the tenant will not let anyone into the property or answer any communications directed to her at all!
My question is: Is there anything that I can do?
Any advice at all would be greatly appreciated.

I went through similar situations ,eventually got him out after one year. They owed me over £14000 and cost me around £5000 legal costs. What is going on?
These type of tenants , they know how to avoid paying rent where ever they go.

Bailiffs Order date is final. She will be forcible evicted by the Baliff.
s21 served, tenant not moved out apply to court for a Possession Order
Possession Order granted, tenant not moved out. Apply to the Court for a Bailiffs Order
Bailiffs Order granted, tenant removed on date by Bailiff

A landlord cannot legally go in to the property without the tenant’s agreement whether or not you think she is incapacitated or dead.
If the landlord thinks somethings has physically happened to the tenant they must call the Police. Only the Police have right of entry.

Serve a section 21. You will have to go to court because you don’t have the gas safety certificate but you will win easily because they have not been paying rent. Any sensible judge will issue a court order to make them let you get all the legal safety checks done to make your section 21 valid as part of the process.
My judge literally told the tenants they were stupid and these checks they were preventing were for their safety and gave them 1 week to get them done.
It will cost you but worth it in the end.
Prior to serving the notice send at least 3 written (email )attempts to the tenants re the checks. Pay for the checks to take place so you can prove your attempts. Bring all that evidence to court.

I really don’t understand landlords who fall into such extensive arrears! You must manage your rentals as a business. Serv warning notices and if ignored, possession notices as soon as you can.
