Why serve a Section 21 notice just after a tenancy agreement has started?

I have heard a lot of Letting agents or private landlords tend to serve a section 21 notice at the early stages of any Tenancy agreement but I seem to have a lack of understanding what the benefits are of doing this.Serving a Section 21 Notice after Tenancy Agreement has just started

Could anyone explain, being a private Landlord, why there is a benefit to serving a Section 21 notice straight after a Tenancy has just started?

I chose to delete his profile Jay Jay, the poster had left over 1,000 comments, many of which were very borderline illegal, provocative, racially abusive, sexist, alarmist, extreme right wing views. His opinions and general attitude to the law, political correctness and his total disregard for peoples feelings posed a constant moderation problem.

One day, in a fit of rage following a very personal comment aimed at me, and my wife who is Eastern European, but not a Russian internet bride as he implied, I deleted his member profile and blacklisted his IP address and email address in an attempt to prevent him from ever posting on this website again.

I received masses of supportive emails at the time. Furthermore, commenting on the website has increased significantly since he's gone, thus proving that I should have made the decision to ban him well before I did. Lesson learned, well at least on my part.

I did wonder if the profile removal was down to the site controller, ie yourself.
For all the person has done, saying incorrectly that they have run n hid is nothing.

Suggestion, cover your back with a workable policy on when to remove comments and profiles.

yep, that's another call on time.

I wonder if it may be useful to confirm the identity of each site poster and profile before profiles go up?

I would certainly be happy to do this.

We knew who he was and we tolerated him for a long time as his dumb questions and wind up comments did get a lot of discussion going at first. However, he got progressively worse until the time came that we really had very little choice other than to take action.

The policy for the time being is very simple, we delete who I want to delete, it's our ball and we will take it home whenever we like if we don't want to play any more LOL. We appreciate this will need to change if we manage to become a charity.

Hi I am new in this and don't understand how section 21 notice work. I attached some highlights.

1)The tenancy will be for a term from and including the 28th June 2014 (“the Commencement Date”) to and including 27th June 2015 (“the Expiration Date”).

2) Notices 7.8.1 In the event this Tenancy becomes a periodic tenancy, the Landlord agrees that the Tenant can terminate the tenancy by giving the Landlord not less than one month’s notice in writing to be sent by first class post or hand delivery to the Landlord or his Agent. The Tenant agrees that the Landlord can terminate the tenancy by giving the Tenant not less than two months’ notice in writing to the Tenant to be sent by ordinary post or hand delivery to the Tenant. It is mutually agreed that such notice period must expire at the end of a period being on the 27th of a month.

3) Tenancy Break Clause Both parties shall have the right to terminate the tenancy at the end of the first six month period or at any time after completion of the first six month period, by giving to the other not less than two months’ notice in writing to that effect and upon the expiration of such Notice this Agreement and everything herein contained shall cease and be void subject nevertheless to the right of the parties in respect of any antecedent breach of any of the covenants herein contained. The period of notice must expire at the end of a period being on the 27th of a month.

Now when I signed contract they already serve me section 21 notice which is I am not aware of I just signed. I served notice to agency on 27.11.14 to leave on 27.12.14. Now they come back to me that your notice is not enough and you should serve me 2 months notice which is right but as per section 21 notice expired date 27.12.14 I would like to leave. Now they are asking for one month rent as I need to serve two month notice but my point is if landlord already served me section 21 notice they I don't have to pay one month rent as I am leaving on date stated on notice 27.12.14.

Am I right on this?

Yes, you can move out on or before 27th December in accordance with the notice given to you.
