Selling with or without tenants in situ?
I have some properties with tenants that will need to be sold in next couple years. ![]()
My thinking is if I sell with tenants in situ I will be selling to a small subset of aggressive investors.
If I have empty properties, sure there is no rent coming in but I then can appeal to a wider range of the public.
Whilst I’m sure this has been discussed before it is a major headache to resolve.
Any experiences on this issue would be very gratefully received.

cannot understand the reluctance of investors, they are going to get a solid asset with potential capital gains, and income from day one with little work, very strange.

I think some might be surprised at how few will be reluctant. I expect 10’s of thousands to pile into the market in a relatively short space of time. It might impact rental growth in the short term but if this happens it is inevitable that we will also witness significant capital growth and even further difficulties for FTB’s to get onto the property ladder. Great news of course if you are a landlord, not so great if you are a FTB because they will be even more trapped by generation rent.

Hello all
The new portal is in final testing phase now.
We are hoping for a “soft launch” just before the Bank Holiday weekend just to make sure there are no gremlins in the system. I will post a link on this thread so that all you eager people can be the first to play/test it 🙂

have been trying to sell some properties this way through other portals and have only suceeded in attracting vulchars, no sensible offers despite being realistic on price, will just sell when they become empty, sadly it seems to be the only way. The properties that we are selling are modern, in excellent condition, in a really first class location, and at around 60k and with present tenants paying a little over 500pcm would make excellent investments, but it seems not, they want blood.
