RogueTenantRegister.co.uk – feasibility?
Why has no one started a rogue tenant register? I am ready to….
I have done extensive research on the idea as a multi landlord myself, and the only possible problem I come across is adding a tenant to such a register without a conviction may be legally questionable.
Does anyone have an opinion?
I have funds and the capabilities to create the site, but before ploughing on would like to first see what other property118 members think

Was it an agent who did the reference checking for you? You can ask to see the references and if you suspect that they haven’t done them go to their ombudsman who can demand them. If they don’t produce them the ombudsman (or Property Redress Scheme) can award you compensation. (See also Hale vs Blue Sky Properties and Shevlin vs Sequence). Worth pursuing….

To strengthen the legitimacy, linking/integrating this to the DPS and a recognised reference checking service would help.

We used to have a tenants reference list in Cornwall. It was brilliant. It had the tenants name and any other name they went by listed with the previous landlords number beside it so you could call the landlord to find out what had really happened and why the name was on the list, I dodged two or three potential problem tenants with the help of that list but good old gdpr stopped it?. Think it was against their human rights to be named and shamed. Clearly nobody cared about the landlord. Iād love to see it reinstated as it was a useful tool for local landlords.

If Landlords adopted a much more rigorous vetting system ( such as asking for previous reference checks – that’s Not discriminatory, doesn’t come under any of the ‘protected characteristics’ ) the dross could be weeded out.
I know of some Landlords who have a multi-page tenant application form. !

I’ve just started looking into Experian’s The Rental Exchange. They’ve set up a system whereby rental payments are used in the credit score calculation. I think this is a really good idea.
For either a rental credit score system or a rogue tenant database surely the answer is just to compel tenants to agree to be added to these services if they sign a tenancy agreement. No permission, no tenancy. Simple.

The referencing system is useless, I have had a tenant falsify bank statements which the referencing agents did not detect. How can a landlord give a bad reference if you want to get rid of a tenant.

I think the notion of Tenants presenting their credentials ( passport ) should be ‘marketed’ to them as a way to get ahead of the vast rental shortage, rather than as a ‘tool’ against bad tenants – as outside of landlords, nobody believes a bad tenant exists, least not Govt.

a simple solution: only take in people with diamond references and good jobs!
