Covid-19: 74% of landlords have been contacted about rent payments

It shouldn’t be the landlords responsibility to get involved with the tenants finances. The tenant should be contacting the government and asking them for help with their rent and provide proof to them regarding not being able to fulfil their tenancy agreements obligations and it should be a loan given to the tenants that they are required to repay if required at all. Three month mortgage payment holiday extended to Buy to Let

Why can’t the government help the public out by paying the rent for the said time. That way the tenant is in a secure place and the landlord is in a secure place and the tenant will have to agree to paying the government back the money.
Or the government should offer the tenants an interest free loan to pay the rent for the said months if they qualify. I feel some tenants may well take advantage of this situation and not pay at all, especially in HMO properties, none of this is taking HMO accommodation into account.... Read More

Title restriction - Could Bank pull the plug?

I’m going through a similar thing at the moment regarding a covenant and an indemnity Insurance will probably be invalid as you will knowingly be breaking the covenant/restriction imposed by the council , our solicitor has advised me that we will have to approach the council and will probably have to grease their palm to get the restriction lifted.
He likened it to obtaining health insurance but not disclosing the illness you already have, that’s in my case anyhow.

The tenants were happy with the rent thou but they had to go.
The really frustrating part is that the 6.5sqm rule doesn’t apply to the council run properties so they can house tenants whereas the PRS are not allowed to.... Read More

Is it worth rethinking the 6.5sqm room law now in HMO’s lol.
I know of a few tenants that have been evicted due to the council forcing landlords to evict tenants and they had nowhere to go, but they were happy with the cheaper rent, now the rooms are empty.... Read More
