Type of bedroom door locks in HMOs

Mike you’d better get your scissors ready to cut through the red tape.
I’ve recently fitted these to the doors of our HMO.

In theory they can’t lock themselves out of their rooms so you won’t have to charge them a call out fee to go and let them in at 3 in the morning.
Get your money ready to pay your local council for the licence fee as well 😡.

Barking and Dagenham charge £900 per property for a Selective License!

Cornwall council decided their fee would be £1150 and the early bird discount was £999 I paid one before the deadline but needed windows in another property. Like they said clearly profiteering from landlord that are taking the strain off the council’s by providing homes, HMO’s or complete units. What would the council’s do if every landlord decided NOT to pay the licence fee? It’s not like they are going to provide a home for the tenant themselves if the landlord failed to get a licence. I have two hmo’s In Cornwall. It’s filtered down here and we will be evicting two perfectly happy tenants. He actually said to me last night as I was at the property that he doesn’t want to leave and that it’s his choice if he wants to stay in a small room and have a cheap rent!! I said I know what you mean but the government class it as squalor! Don’t know how this is going to end. For me it’ll be sold off and what I’d love to do would be to pop all the tenants in my van and drop them to the council offices around 4pm on a Friday afternoon and let them deal with the problem.
They’d probably be screaming out for a 6.5sqm room then!! Very short sighted by the government in my opinion... Read More

That’s absolutely shocking.
Why is the law so much in the tenants favour.? I wouldn’t want to evict a tenant unless they weren’t paying their rent on time or damaging my property.
And if I needed my property back for my own personal use I’d expect it back with the correct notice given.
The prs landlords should be given more rights to reclaim their properties if the tenants default on the tenancy agreement.
The agreement are becoming worthless and not worth the paper they are written on!
The government ain’t gonna fix the housing problem and crippling the prs is not helping. I am seriously considering disposing of properties and they won’t be first time buyer properties.
I also have hmo properties and the licensing laws and minimum room size have made a direct impact on our income already.
The government need to back off before its to late.... Read More
